My potential dentist rent a site model is getting very low traffic

So I've got a dentist ranking #1 for it's main keyword (same as the url keyword) as well as the 2nd best keyword as far as traffic goes. The combination of these 2 keywords from Google Keyword Tool shows exact search volume of 430 a month. Since I'm ranking #1 for both these terms I would expect around 140-150 (based on #1 getting around 40% of the clicks) unique visitors to my site a month.

However checking my statcounter stats it shows only 44 unique visitors in the month of February and a few of those were by me updating the site. So really around 35 or so unique visitors for the month and I'm ranking #1 for the top 2 keywords as well as ranking at #3 for the 2 other terms. So the combined search volume of these 4 keywords is around 650 exact a month, but I'm only getting less than 10% of these numbers.

I'm trying to get a good idea of what sort of traffic potential there is before approaching potential clients to rent the site out. But I'd like to get a good idea of what sort of numbers the site gets before pitching the deal to local dentists that site gets this many visitors and they can expect certain number of leads.

But I'm worried that site is receiving such low searches that if I show them the keyword tool numbers, but after I get a client on board and then the numbers are so low the first month or so then client might not want to continue and pay the monthly fee since they get no leads whatsoever.

Any feedback on how to move forward with this site since I've got another site in similar situation with #1 rankings, decent exact searches according the G Keyword Tool, but in reality getting very low daily searches. There are even days where there are no searches whatsoever.

Should I continue to monitor the numbers before going out and finding potential clients to sign up? Any feedback from those that are doing the rent a site model and getting low searches compared to what the keyword tool shows?

    I have 11 rental sites out and all of them were tested before I approached anyone. Much the same as what you are doing now but I would never go to them with the number of site visitors. Most business owners, especially the non techy types, do not give a rats arse about visitors. They want clients. Period.

    Every one of my sites has a phone number and a contact form right in front of them. Afetr 30 days I can contact business owners and say:

    "This site got 94 emails and 23 phone calls this month blah blah blah" (true story)

    I think you need much more than a visitor count.

    ps: GAKT is a crock as far as figures go in my opinion. Use AWStats for your keywords. There is gold in them, especially local terms.

      So when you setup your rental sites in the beginning I assume the number you put on the site is a forwarding number that forwards to you or your voicemail? If so do you have some sort of message that when potential visitors call they assume they have actually reached a real business?

      The way your site is setup do you make it look like it's a real business, but not mention actual names/addresses/phone#s, but just have the forwarding number and a contact form to either setup an appointment or describe their issue regarding that niche and you capture their name/email/phone#?

      Do you typically test your site out for a like a month and see what sort of emails/phone calls you get before approaching potential clients?

      What sort of visitors are you getting to some of your sites on a monthly basis and out of those how many call/email by way of the site?

      As far as this statement "This site got 94 emails and 23 phone calls this month blah blah blah" (true story)" how many actual visitors did you get to that site that month to get that many emails and phone calls?

      Any other feedback you can give me would be helpful.

      I agree with you on that clients don't care about visitors, they want converts. I can expound on this and also say most people don't care about rankings either. What good is it if you have 20 keywords on the 1st page of Google but you aren't getting any or very few conversions.

      My off-line clients aren't impressed with shiny, graphical keyword ranking charts, they just want targeted visitors that they can convert to customers.

      I recently got wrapped up in rank tracking software and where the keywords that I'm optimizing for rank in the SERP's but now I am changing my mind and approach because over half of my traffic comes from keywords people type in the SERP's that show zero traffic in GWT.

      I have installed server side software to track my visitors, what keywords they used to find my site and where those keywords rank. I then take focus my optimization on those keywords.

        what server side software are we talking about? is AWStats a good one?
