When doing research on keywords it is very important to make sure you look at the alternatives.

For example we had a customer a few weeks ago that was a property investment company in Australia and their SEO expert was targeting property investing however with a little research we found that it was only getting about 10,000 local searches.

Still pretty good!

On the other hand property investment was getting 74,000 local searches.

Of course you should target both but as a main key phrase for the site the second would be a lot better.
