Adsense VS Rental Site? What is your two cents?

I am working on a site for a locksmith niche and could use a little bit of insight from those of you a bit more experenced than myself. The main keyword is getting around 3k exact match and the secondary is getting about 1,500 monthly. I checked the contextual targeting tool for the CPC and it is getting about $8.00-9.00 for main and $6.00 for secondary.

This seems to be a pretty decent candidate for a adsense site. Based on these numbers, with a 5% conversion I should be able to make around 1k per month and those were with low CPC values in case they are inflated.

The difficulty I am having is that this is a niche for a town specifically (profession + town) and I am not sure how to make content for it. So would I be better off renting the site out? I am not sure about locksmiths but I am sure each client can be worth at least $75, so charging 1,500 a month doesn't seem outlandish, would only be 20 clients.

If you see something I am missing, or have some advice, I sure would appreciate it.

    You might want to consider using a site like Yahoo answers as a basis for your blog posts. Simply provide users/visitors what they want the answers to regarding a locksmith. Use each question as a blog post headline and base your unique content on the answers provided. Google love these types of post because they answer both common and obtuse questions that can't easily be answered.

      That is an interesting idea. I could be the resource for locksmith info by giving them information on the subject. Thanks for the info.

    Why not get solid numbers by trying both??
    (one after the other of course)

    While guessing adsense revenue will only affect yourself should you guess wrong...
    guessing the number of leads for a client is not a fun thing to do.

      Taking the adsense route first could, at the very least, give me an idea about how many leads I could expect monthly.

    Adsense clicks will tell you a lot about the interest level of the people reading your posts.

    When you think about it, Adsense is simply the lead generation process in reverse.

    If you receive a good number of adsense clicks (determined by you), why not then go directly to the advertisers themselves with an offer to send leads their way and cut google all the way out.

    Really you'd be using adsense as a test to determine the temperature of your niche.

    Use a tracking system like statcounter.com that when set up properly will actually show you the type of adsense ad that was clicked, the keywords used to before landing on your site, and if you have different size banners ads, the type of banner ad that was clicked.
