Real Estate Lead Generation Ideas

Hi everyone, I just got this big break from a client for a real estate lead generation project. I really wanted to give the best shot for this project. However, at this point, I only have one technique to capture leads and that is through SEO. I just started with my SEO activities for almost 3 weeks so I do not expect yet results.

I am looking now for other ways to capture leads , can anyone please share their expertise on this matter. By the way, my target market is for homeowners who would want to "short sale" their homes.

    what i would do is go to a list broker and rent leads they have targeted to your market

    There are a lot of options here. If your client is not in a rush to get leads then you can probably do SEO on their site. Otherwise, you can do a bit of direct marketing, say cold calling, to search for leads.

    Depending on where you live or what area you are targeting, there's a good chance that anyone who purchased a home between 2006-2010 are upside down in their home. Obviously, if they want to sell then they would have to either Short Sale or bring Cash to closing to make up the difference. I would find a list broker who can give you names of people who bought during those years and send out a nice post card campaign.... using post cards like Short Sale Postcards - Foreclosure Postcards- Real Estate Postcards (*I just found those online, never used them before....) Perhaps find yourself a nice PLR Ebook about short sales or have one written and you could offer that as free information on your post cards. Drive the home owner to a squeeze page online to get the "Short Sale Free Report" That would be a good way to generate Short Sale leads.

    Another option is along the same lines but if you know of a particular neighborhood that has a bunch of upside down home owners, you can use the Every Door Direct Mail program from the USPS and blanket entire neighborhoods with the post cards.

    I think besides SEO/PPC, this is going to be your best option!

    *You could always try placing "Bandit Signs" around town also with hand written messages on them. Those are used by a lot of Real Estate Investors

      Bandit Signs work amazing. When I was advertising for Rent-To-Own locally I got 2-3 phone call leads per sign per weekend. Put up 20 signs and you can do the math. Use Patlive to manage the incoming calls. And don't forget to pick up the signs each Sunday night.

    Try cold calling. It is one of the fastest way to reach prospects. When you do SEO, you have to wait for a month or so before you see the result.

    Craiglist is the way to go...I personally get 3-5 clients per month from posting ads.

    What I do is post 30-50 ads per day...lead them to a squeeze page that captures their email address and then redirects them to my website.

    It's time consuming to initially get the ads up but once you have them up you can repost them every 2 days with just one click.

    There are some good software out there like ad maker tool and adtracker that work well.

    Don't buy into the auto posters or anything like that.

    Craigslist is a great spot for this, people who are looking to short-sale typically are looking to unload quickly and inexpensively.

    You should also explore targeting the other options people would look at.. refinancing and reverse mortgages come to mind.

    I also agree with Chris - put together a quick (3-5 page) "report" on short sales, how easy it is, how much less stress people have after selling, etc. Don't forget, no one really WANTS to short-sale their home.. most of the time they HAVE to short sale it.

    Team up with a Title Company, get in cozy with the marketing rep. This person can give you Mailing Addresses of homes in zip codes and if you put together a good pitch will help you market your product, print flyers etc..

    I know here in Arizona, banks are actually offering 3K to home owners to do a short sale rather than do a foreclosure, so that is a great marketing angle.

    Adwords is quickest way to bring in traffic to your site online. I have had success targeting people searching for Rentals... Even if they lose their house they have to go somewhere and more than likely going to rent, you catch them at perfect timing.

    Good thing I came upon this thread. In 8 hours I'm meeting with a short sale realtor for the 2nd time.

    I'm really focusing on a wide spread SEO campaign and Craigslist posting. If they had a larger budget, I would create a direct mail piece and mail that to a targeted list.

    Firstly, no matter what marketing you are doing to capture leads, you need to determine your unique selling proposition and use that to differentiate yourself from all your competitors. There are so many real estate professionals out there, having a USP is necessary to make yourself stand out from the rest. Because you specialize in short sales, your USP, tag line, and brand should reflect that (in case it does not already) in a way that puts you head and shoulders above the rest.

    How many professionals do you know in your area? If possible, try to set up a mutual referral group between yourself, an accountant, a lawyer, a financial advisor, etc. People who need to do a short sale on their home may ask these professionals for advice, at which point they could recommend you to sell their home.

    You should also consider doing an AdWords campaign specifically targeted to individuals in your area who are looking for information on short sales - provide them with some information, and capture their contact info.
