Find owners of rental properties

I am looking for a way to locate owners of rental properties. The large ones are obviously easy to find(apartments, condos, etc) but I am looking to find people who may only own 1 or two homes that they rent out.

I could pick names off local classified sites of people currently looking to rent, however I would like a list with addresses of at all possible. We are going to be sending out post cards to these owners.

Does anyone know of a way to get a list such as this?

    City Hall, all land lords property has to be inspected to rent that is in the public records.

      Depends on where you live. Not all cities require this.

      A list broker is the best bet. You could also find landlord, property manager and investment clubs/associations and see if you can get a list. List brokers are usually national though, and you could get lists for any part of the country you want.

        How would one go about finding a list broker? Should I be looking for one in my area or a nation one as you suggested?

      Not necessarily. I own rental property and am not registered anywhere.

      I am also not on any list as a landlord.

      You could just mail the address that is being rented but will only get the tenant.

      My advice would be to contact property managers and get them to sell for you. This should be an easy list to find.

        You mean your city or town does not have any regulation on residential rental properties? such as plumbing and electrical wiring code?

    Look for list brokers that do nothing but sell lists of exactly what you're looking for. Type in "property rental list brokers" without quotes and you get over 30 million results.
    Most can give you geo targeted lists.

    I think it would be hard to get an accurate list.

    If someone pulled data from city hall or title companies,
    the loan paper work might indicate that they purchased
    as an owner occupant. A few months or years after that, or if they lied
    to get the loan, it could be a rental property.

    Or, the loan could be taken out as an investment or vacation
    property and they decided to make it their residence.

    So, I guess the most accurate list data would come from
    the homeowner's insurance companies. That's where the most
    honesty and accuracy probably is because property owners
    are most likey to give the right data so they get the right insurance
    and claims do not get denied. I do not know if list brokers can do this,
    but that is a question I'd ask them.

    Also, as my other brother Dan suggested, real estate brokers/agents who do
    property management would be another source of information or referral or
    joint venture.

    @bawls - most governments in the USA have building codes, but
    don't really track who lives in the home. I purchased and fixed up
    a home and had the work permitted and inspected by the city
    and I lived in it four years before turning it into a rental. The city
    never officially knew who lived in the home - just had me as the
    owner of record. It would be different if I was doing Section 8
    renting.

    Maybe get a list of owners that do not occupy the home - absentee owners. I did that once when doing some "we buy houses" stuff. The may not all be landlords but most of them will. Can't remember where i got the list - been a while.
