Getting commercial business

I'm looking for some ideas on getting commercial business for our carpet cleaning company. I have insurance, certification, license, the machines, now just need the commercial business.

I have gone to Property Management companies and apartment complexes and passed out folders with details of our business and other information. I don't know how to find out who the facility managers are for more commercial buildings. Is there a way to find this out online? Any other ideas to market to these commercial businesses?

    It takes time to crack commercial accounts. Large commercial property managers often have "good enough" service from their current carpet cleaners. They are not going to change from the first contact you make. You have to nudge them over time.

    Eventually, there WILL be an opening. They are constantly buying and selling buildings, renovating floors, etc. Established vendors get stretched too thin and the clients need extra help. Established vendors screw up. There are five hundred reasons you will get an opportunity.

    You will get a shot, but only if you market to them over time. Become a valued resource and build a relationship. Once you get a foot in the door, it's easy to expand into bigger jobs.

    Hotels and motels that are run well enough (American Automobile Association approved would be a clue) to do regular carpet cleaning, but not so big that they have their own crews.

    Walk into smaller commercial buildings, such as banks and small office buildings and find out who decides that stuff and talk to them. A lot of stand alone banks let the Bank Manager or President decide.

    Probably have to do cold calling or cold walking to get business.
