Help with flyer copy?

I want to send out a small (4"x6") flyer to the local businesses in my town.
There are only about 50 so I am printing them myself, hence the paper size as it's what I already have on hand.

I want to sell them websites as most don't have one, but I am struggling to come up with a compelling sales pitch.

As I am sure this wheel has already been invented, does anyone have some great ideas or at least point me in the right direction?

I know the basic structure eg Problem, Solution, Pricing, but I want the ad to be convincing!

    Whatever you choose to do, it has to draw attention to itself. There's many ways you can do this, but one thing I'd recommend is to print in full color, and then have some kind of large graphic that is easy to recognize.

    I'd do a throwback to the 1950's with a vintage woman holding her cheeks and a text balloon saying something like: Uh Ohh You don't have a website? And then go into your pitch. It's cheesy, but effective. There's a woman who does these ads on fiverr all the time & she's great.

    If you can grab their attention, and maybe even put a smile on their face then you have left an impression and done your job.

      I've seen split test results which showed
      the biggest winner had a simple headline...

      "Get Your Business Online"

      It was shown only to those who didn't have a website.

      The numbers were large enough to give
      a very high level of accuracy.

    This is a costly way of doing flyers... I would find a copy to deliver the flyers for and charge them $.18 per flyer delivered. Tell them you will only charge .12 per flyer if they don't mind if you have your ad on the backside... They will not only pay for delivery but will also pay for the printing!!! How do I know? because I own 2 flyer delivery companies with 2 locations in LA and in Michigan... it works like magic and you can find people using Craigslist.. I usally post 3 ads per day and have 5 - 8 calls per week.
