Alex Becker from Source Wave put out a free video saying that he got $1,000 in 5 days by renting out websites.
The key he says is going after local keywords for businesses that make a lot of money per client. The example he gives is Rhinoplasty Plano, TX. He says it doesn't matter how many searches a term has because he gets all the different variables of the search term.
This makes sense to me, but I do have a question which I left as a comment on the thread but he didn't answer, so I am asking you guys.
In order to keep making money from the high end business you have to provide leads not just rankings. Don't you need a good looking site with quite a bit of content (especially about the doctors) in order to get people to contact the business?
What I am saying is that a well ranked site that does not look professional will not provide leads to the business and as such will not make you money.
This is just a theory. Am I right? Also how hard/expensive is it to put together a professional looking site?

Yes, credibility and proof is important for conversion. I looked at the video for a few minutes, it looks like essentially he provides the shell and everything like stuff about the doctor could theoretically be filled in by the business.

    Of course.

The first time is the hardest. After that it becomes like second nature, especially if you use something like WP.

Go with common sense on this. I'm sure its possible to get a business to pay you hundreds of dollars per month for renting a website that generates no leads, but its foolish to think its easy.

Case in point. I have a DUI website that has generated, on average, 3-5 real leads per month over the last year and I still cannot get an attorney to agree to either brand the site as their own for a monthly fee, or pay for the leads individually as they come in. The site gets roughly 250 unique visitors per month. There is a blog and Twitter account attached to it as well. Even attorneys I have sent the leads to for free don't seem to want to pay for them.

Putting together a professional site is easy, but finding someone to pay you every month for it may not be as easy as some gurus say it is.

Becker's model is all about picking "High Priced Niches" to start with...So the price point for the service is hundreds to tens of thousands of dollars that the customer pays.

So if you put up a site that deals with these high end services, for example a pool builder site $10,000+ per pool with a profit margin of 5-10%. So $500-1000 per pool install minimum. You charge the business owner $200 a month to rent it. That pool builder needs 1 single job every two months to make money from your rental site.

So for content and professional looking sites. There are thousands of bad looking sites for very professional businesses. As long as the site has enough good content that gives the visitor enough information to get them to call the number, that is all you need.

The model works just fine in many niches.

It is not hard to put up a decent theme with a few pages and a slider on the home page-Becker uses the 'Medica' theme for his Rhinoplasty-about 30 mins work as long as you have a few decent images for the slider-throw a contact form on it pointed to the clients details and there you have it-leads.
