How to find businesses with out web sites

I am interested in finding out how to find businesses that do not have a web site so that I can target them and create a lead generation site for them.

I am interested in finding this out for certain niches. Such as "Pool Companies".

Has anyone had any luck selling lead generation to companies that already had a web site? I see a lot of web sites that you couldn't find unless you knew their exact url!

Rather then sell them my seo services I would rather create a lead gen site and send them leads. This way I will not have to deal with their web site.

Any thoughts???

    I get that lead generation would be easier to sell than SEO, but why would you target clients without a website? Go to page 2-10 of Google search for a main keyword. They probably are not happy with the amount of leads they are generating, so you should be able to sell to them.

    Instead of hunting for businesses w/o mobile sites, you just go after the ones without any site.
