I Need a Good HTML Site Template

I am designing web sites for local clients using a template I purchased some time ago. I think it looks very out of date now so I was looking for something clean and modern looking (oh and easy). I can do basic HTML but not HTML5 (whatever that is).

Please don't suggest WP, I can't make head or tail of it, must have been designed by someone at Apple.

I have had a look at places like Theme Forest, but the licencing is confusing, plus I don't want to pay $750 for an extended licence!

Can anyone point me in the right direction?

    You must not have logged into the internet for the last few years, because HTML 5 is EVERYWHERE and is becoming more essential everyday.

    No one can answer your question because we don't know what you plan to do with the template or how you're going to use it. If you're confused, why not contact ThemeForest directly with a simple email or use the search here on the forum because it's been answered at least a dozen times. Even if you do have to pay the $750 for the extended license, so what? If you're going to use it for a long time like your last template it will pay for itself. Don't be cheap just because you can't design your own template or have the patience to have someone build you your own template.

    And find a template I like.

    At $13/template you would be better off buying templates from themeforest one at a time. For two reasons, one - unless you plan on using it 60+ times, you're losing money. Two, if you do plan on using the same template over and over for multiple businesses, do you really want that many businesses in your local area with the same website design?

    With so many choices - why limit yourself to one? <-(doubles as relationship advice )

    I would highly recommend you start using Wordpress for you clients. The Genesis platform is one of the best and most flexible. I would learn how to install and customize a Wordpress theme. These days, clients like to have more control over their content and be able to change things easily without needing a webmaster all the time.

    Pay $14 each time you use it for a new client. Good clean code, easy to modify, well documented.

      How would one make edits, changes and revisions with a template like that? Like would it take a specific editor or most any wysiwyg?

        If it is HTML, you can use KompoZer or a variety of other free HTML editors.

    You can use Dreamweaver
    or like stated above
    google is your friend you can look for free HTML5 responsive theme and start from there
    many HTML5 dont ask for big knowladge on coding, since they're templates
