I have client who is mortgage broker in NY and we are struggling to get mortgage leads and have clients apply for mortgage on site.

    Realtor referrals. Hands down no comparison. More people look for realtors than mortgage companies.

    Refi is where you get customers looking for the brokers directly.

    Quick question: this mortgage broker's your client? What's your area of expertise you're providing this client?

    Are you specifically asking about promotion or is lead generation what your question's about or is it about web design enabling clients to send in mortgage applications?

          Instead of trying to get people to fill out an application online. Which is pretty daunting in and of its self and asks for lots of very important and sensitive information. Why not focus on getting leads for them to follow up with.

          There are so many niche markets within the mortgage world that it is easy to create ads that target those niches. FHA, VA, USDA, 1st Time Buyer, Investors, Recent College grads, police/fireman/teachers, self employed, reverse mortgages, people in debt, people with adjustable rate mortgages, and on and on and on.

          Offer them free reports, free lists, kits, free courses, free books, videos, seminars, webinars etc. Drive them to a recorded message hotline, drive them to a squeeze page and capture their contact info.

          Think outside the box and target renters (massive searches online) cheap CPC compared to mortgage terms, FSBO, foreclosure lists.

          Use other media - Craigslist, videos, web 2.0, classified ads.
          Get offline with print classifieds, direct mail, flyers targeting apartment complexes (be careful with this one) all lead generation based.
          Have lead gen offers on their main site.
          Run advertorials in the newspaper.

          All of the above will be much more productive then trying to do SEO for the site and trying to figure out how to get people to apply online.

          There are very little to no searches for mortgage on a local level i.e. "mortgage houston tx" gets like 230 searches a month.

          If applying online is what you want check out what the big boys are doing. LendingTree, QuickenLoans etc.

          But as everyone else has mentioned already, realtor relationships and referrals are by far the best method.

    I've spent a little bit of time thinking of real estate professionals and have tended to think that because so much of their business comes from referrals and face-to-face interaction, the best value you could bring in the web space are tools to help them manage their business - a site with great information, custom forms, analytics, that sort of thing. I would imagine coming up with solutions to save them time would be very valuable.
