Because I am moving in other directions, I have decided to sell a 5+ year old established website and business, including the list, URLs, traffic, content and much more. This is a site that Google likes, a high in demand URL, and enough content to create many products in the future...

The real estate investing niche is HUGE, and new people are going into it all the time. Since the "bust", it's well known that property is cheap, and NOW is the time to "get in".

I’ve thought hard and long... because 5 years of my life have went into it, and I can’t even begin to count the effort, hours and money that I’ve put into it growing and maintaining it. It's a GREAT place to sell affiliate materials, and comes with a niche specific list as well. (so market away!)

I seem to be headed in a different direction and even though it would be a tough thing to do, I’ve decided to sell if I can get what I it’s worth.

To be frank, I’ve under-monetized the site. My main efforts go into doing actually "doing" real estate deals and I could have promoted my own programs a lot more, as well
as others. Last year I only averaged 1-2 email offers a month, and hosted three or four selling webinars all year. Someone mailing more offers as well as holding 2 live webinars a month could clean up with this list and traffic.

I always made sales... but should/could have done a lot more promotions.

I’ve also not done any paid traffic generation at all. All of my people have come (and are still coming in) through SEO, my YouTube channels, dozens of articles all over the web, Facebook, or referrals... all of which are included. (I’m sure I’m forgetting something, lol)

In addition, better optimizing, etc. would increase its visibility as well as Google rankings, but many pages and the site itself is found listed on the first page of Google already for some highly searched keywords.

I have opt-ins on a daily basis as well as a high daily visitor count.

If the site would be promoted with PPC it would easily attract many times the traffic and visitors than it has naturally. I do very little promoting and my programs are only sold at opt-in and by banner ads on the site.

Here’s what’s included;

-My List; It’s not a big list, but there’s absolutely buyer investors on it, some old some new. appx 5,000 names and emails.

If you got ONE dollar per month per name selling affiliate products, you'd make around $60,000 in the first year. If you only made 25 cents per person per month, you'd make around $15,000.00!

-The domains realestateinvestoronline.com AND rei-tv.com as well as any and all site content and sales funnels.

-realestateinvestoronline.com is ranked by Alexa at 367,000. It’s not Facebook but it gets a nice flow of traffic naturally and is busier than many of the top “guru” sites.

-The site is a keyword optimized Wordpress blog with many plugins and an excellent theme.

-Lead Magnets (2) and Sales Funnels;

-Lead magnet/funnel #1 - Rei-tv.com is a squeeze page that offers six+ hours of recorded training and a “free membership” to realestateinvestoronline.com in exchange for an optin.

After they optin to get the free offer they are sent to a sales funnel selling our “VIP Program” for $47 a month. (running a special at $27 now)

They’re automatically sent similar content each month by email for 6 months after becoming a VIP member. This program provides buyers with four to six or more hours monthly of content. (all pages and content is included, so you can continue to offer this program)

There’s an upsell after joining to pre-pay for 6 months at a discount when they join. There are also pages available with down-sells at a lower price.

If they decline, an exit-pop sends them to the main site.

-The second program is the Mogul Mastermind Program found here:

This program is $24.50 a month (however there’s members at a few different price points) and there’s a downsell to “test” the program for $1 for the first two weeks... (exit-pop) they’re billed $24.50 fourteen days after purchase. They get 2 live training calls per month, so you'd discontinue this one, OR find someone to continue it.

These programs are small, (35 or so members total) and you may or may not decide to continue them somehow or replace them altogether. The funnels could of course be replaced or edited.

-Lead Magnet #2; The second lead magnet offers the prospect a series of twelve audio recordings each from 45 to 120 minutes. They optin, and are emailed a URL to one audio every several days. The series of emails gives them the link to the audio as well as promotes the Mogul Mastermind Program. (that could of course be replaced by anything)

-In addition, there’s a separate funnel/optin page that offers these same 12 audios to members who have already opted in, but do not have access yet to the audios. It’s a good gift and the emails they’re sent promote the other programs, as well as keep them coming back to the site for the content.

-The website-

The site is a Wordpress based site made up of TWO separate blogs, including TWO networked/sub-sites with plenty of plugins and widgets. All of the sub-sites combine to make the entire website. (transparent to readers)

It includes 310 total posts and articles and 84 videos, as well as 12 training audios and more. If you wanted, you could never add another post and still get visitors forever.

-Blog #1 (main site) is what they see at the main URL, and is made of posts that I have written to my viewers announcing events and promotions, as well as training

-108 Posts; Posts are all keyword rich and the high majority are “content”. In addition, many of the posts are videos that are articles I’ve written that have been converted to video with music in the background. All are written by me.

-36 Pages; Pages include a page with a live chat feature for members to chat in real time, several pages promoting affiliate programs, the 12 audio pages noted above, and more.

-Nationwide REIA’s; There’s a page with a list of all of the real estate investor associations nationwide. (I’m sure it needs an update)

A “testimonials” page; This is a new page where readers can post testimonials. (recently added)

A “RE Leads” page: A page that lists 3 sources of leads. (affiliate products)

I’m sure I’m forgetting something...

-Sub-site #2 is an “article” site. Real Estate Investing Articles and Education (linked to from main site by header link “Articles”)

-202 posts; There are 202 keyword rich articles about “all things real estate investing”. These are articles written by many top instructors in the industry and is a great source of content, keywords, and traffic. Many of these articles are ranked high on Google and link back to the original source.


-Sub-site #3 Not used, but is ready for podcasting. (there’s dozens of audios ready and waiting, just add them if you want to podcast) Real Estate Investing Podcast



-Blog #2 is “Real Estate Investor TV Online”... a separate blog (only behind the scenes, not to the viewer) where I have dozens of videos of content.

-A PhPbb Forum- Site includes an interactive “forum” and bulletin board. We’ve switched and are now using a Facebook “Group” more than the forums, but they are well made and very attractive, and with some promotion could EASILY be a place for members to “hang out”. it can direct the reader to any URL you choose. I use it to drive people to the Mogul Mastermind offer.

The “Real Estate Investor Online” Facebook Page; Although it’s part of my account, you could take over this page. Blog posts go there automatically, and it has a
small following. 200+ “Likes” and growing. (without any paid marketing)


The site made $19,649.83 in the last year. This was a combination of my programs and (the majority) was promoting affiliate products. (it could have been SO much more, but I did no paid marketing whatsoever, only a few selling webinars, and did not give the site the priority of my time and effort over doing deals)

So there you have it. I’m certain that I’m forgetting some things I have that won’t be of any use to me without the site that I’d send along as well. I’m considering this because I don’t have the manpower to properly market and promote the site, and it’s not a priority right now.

And to be honest, could use the money to help fund something different I’ve found myself more passionate about.

I’m open to staying on and continuing to do my twice a month membership calls for a while if it was beneficial to me, but would totally walk away as well. (only a “little”heartbroken, lol)

If you have any ideas, like you create a product with my face or something similar, I’m “all ears”. I could easily work a bit, show up at a seminar to speak/sell or promote something, do a selling webinar a couple of times a month to promote or sell... sleep on it and let me know if you have any ideas.

I'm told that the value of a site is equal to the amount it made in the prior year. I could have made a LOT more with this site, but my "deals" were a priority. Even though I believe it's worth MUCH more because of all of the content, list, etc.,
