Meta Advertising for Short-Term Rental Management

We recently started running ads on Meta for short-term airbnb properties. We are already running retargeting ads on Meta and have Google Ads.

What will be the best filters to use on Meta?
We have set up Events to track per area - Custom Conversion "viewContent" using ID in URL.

Any feedback or ideas will be appreciated.

    Great start with retargeting and event tracking. For Meta, try narrowing your filters by location, interests (like travel, Airbnb, or property investing), and behaviors. Lookalike audiences based on people who viewed your content can also work well to reach new, high potential clients.

      We do properties and property management. I want to setup an event for people who viewed listing so we can retarget them with dynamic ads. I have tried doing this and still am confused. You possibly know how?

    Nice work getting both Google Ads and Meta retargeting in place, that's a strong foundation already. When it comes to Meta ads for short-term rentals like Airbnb, the key is layering targeting so you're not wasting spend.

    A few filters worth testing:
    • Location radius around your property area (since most short-term rental guests search within a certain distance).
    • Interest targeting: travel, vacation rentals, booking platforms, frequent travelers, relocation, etc.
    • Demographics: age + income segments that align with your ideal guests.
    • Lookalike audiences from your site visitors, booking inquiries, or email list.

    Since you already have "viewContent" conversions firing, I'd also suggest building a funnel with a mix of:
    - Retargeting (warm audiences) with urgency/limited-availability ads.
    - Prospecting (cold audiences) with lifestyle/experience-focused creatives.

    This is the same funnel approach I use when helping hospitality brands and rental owners maximize occupancy, it's all about filtering for the right audience, not just a broad one.

    Starts Meta ads for short-term rentals works best when you start with location targeting around your properties and cities where guests come from,lookalike audiences from past bookings can perform great,but if you don't have much data,try interests like travel or Airbnb instead,broad audiences with advantage+ sometimes beat interest targeting,though it depends on how much conversions you already got.It's smart to track not only "ViewContent" but also InitiateCheckout and Purchase,so Meta optimize toward stronger intent

    For Meta ads, use these filters:

    Demographics: Age, income and family status of the target.

    Interests: Turns attention to travel, rentals and local events.

    Behavior: Try to Target travelers and repeat bookers.

    Location: Use geo-targeting and Lookalikes in ads.

    Retargeting: Target must be based on views or booking abandoners.

    Dynamic Ads: Use Display listings in response of visitors behaviour.

    Exclusions: Exclude previous customers and users with low intent.

    Use A/B testing to refine targeting.

    Geo first: Target people 2-4+ hours away, exclude locals

    Broad or light interests: Frequent travelers, Airbnb/Vrbo, Engaged Shoppers

    Lookalikes: 1-3% of ViewContent (per area) + past guests

    Retarget by window: 0-7, 8-30, 30-90 days
