Selling my clickbank affiliate site + Account

I want to sell my clickbank affiliate site + Account(You can use your own for sure). Currently selling one of the famous make money online product and making around $500 a month from a single site.

Enlight me:

1. You are selling "one of the famous make money online product" and you are making only $500 from a single site ? Since it is so famous, it should have a good price and good comission rate, and very good conversion rate. This means that you have under 1000 targeted visitors.
2. You rank 1 in google for a keyword, but you only make 500$. Are you sure that anyone searching for your keyphrase that your site is on first place ?
3. Your site is only 4 months old but already on first page of google ?

Taking all these into account get me to the following conclusion:
You have a decent traffic site but with non targeted traffic that converts badly. Maybe after the sale all the traffic will dissapear. I have a blog where I make 500$ a month only promoting non-popular products with all comission rates under 20$, with only 5000 visitors ( most of them never read posts containing the affiliate links ).

- I'm targeting very small active audiences who ready to buy and site only have 1 quality post. CPC $6.25

- No, Small traffic, highly targeted and have good conversion.

Maybe after the sale all the traffic will dissapear. I have a blog where I make 500$ a month only promoting non-popular products with all comission rates under 20$, with only 5000 visitors ( most of them never read posts containing the affiliate links ).

- Actually the traffic constantly growing every month since google sending me additional traffics according to the related keywords. Thx for your comment!

Good question, My intention is 'selling my well established site' to warrior comrades. I have no intention to explain my personal reason to you.
