Just got a huge backlink with "broken link building" technique

Then you use a browser extension to scan all the links and tell you which ones are broken. Links become broken either because the website does not exist anymore or because the page on that site does not exist.
You email the website owner and tell them about the broken link and then suggest that they change the link to your website instead, which is related to the topic that the broken link was about.
Well I sent out only 10 emails (all very personalized - not generic spam) a couple days ago to sites with broken links. Today I received a response from the website of a huge medical organization. They thanked me for telling them about the broken link and added a link to my site instead! And it's not a "nofollow" link either.
Their "resources" page alone has a Google PageRank of 3. This page is the one that has my link on it. And their home page is PR5.
I feel like I've just struck link-building gold here. I've read about broken link building before but never tried it until now. I think I'll be sending out a lot more emails from now on.
