Hey guys, a local businessman wants to start advertising his parking lot for rent, meaning parking spaces, would this best suited for google or SM? Also I am guessing Craigslist will not be a good option for this right?

Why not advertise locally to the people who would actually be using it?

    You weren't specific, so...

If it's monthly spaces downtown advertise to local office buildings so all the workers know about it.

If it's a pay per park, figure out how to get signs up all over that are plastic or metal that have an arrow that says parking.

These types of things will work.

Then, for online. Don't just look at what you have to sell (parking spaces). Look at who your ideal customer is and then ask yourself, where do they hang out?

Go there and let them know about your product.

Oh sorry, it's a small parking lot at the back of an airport in NY so not near a crowded area. I can't figure out how people will know of it which is why the owner wants to advertise online.

Ok, so here are my suggestions.

    1. Still figure out how to put up signage that points to your lot. People are at the airport looking and you can catch them.

    2. Make videos about airport parking at your particular airport and show them how to get to your lot in the videos. Make the video valuable. Such as; 3 super tips to keep your car safe at ____ airport NY.

Or do other airport parking tips, airport arrival tips, airport check in tips etc.

Promote your videos and they might also rank in Google.

    3. Use the Google content network and place adwords content network ads. They can be much cheaper and more targeted than search ads.
You can place your ads on a site by site basis.
This means that if there is a site about airfare for your airport, you can place an ad right in their site through Google.

    4. Use Google and Bing adwords for search.

    5. Network with the guys who attend other parking lots and have them send you their overflow.
Give each guy a code to give to people they send to you. Pay them so much per new customer. Pay them weekly for the 1st month so they can see instant results.
Make their code a password, put their account online and let them log in to see how much they have earned, pay mass pay through paypal.

There you go, those are all ideas you can test.
Some will work, some won't. But! For sure some will.
As a WF member here you know you need to test.

Yes, I can see now why google would be the best online medium because if a person is looking for parking space around an airport I am thinking they will google parking lot on their phone which would show all lots close by.

So as far as online advertising goes SM and Craigslist will not be good options for this and yes local signage will be great, thank you very much for the help/advice.

I will be doing local SEO for the parking lot. Just use local keywords and you will get the ranking faster and it will take less time and less backlinks.

I would not waste time with SEO. As mentioned above, I would do mostly offline advertising for it. Lots of flyers to local office buildings or apartment buildings.

I don't know why you think Craigslist would not be a good option. I don't see why it wouldn't.

I would also check to see if I could find any local community webpages that I could advertise on.

SEO is te last thing I would consider.

I am picturing driving around an airport looking for a parking lot and if not seeing any signs leading to one or I should find one but it's filled then what would be my first thought, google it.

Not understanding why CL would be a better online searchable option as opposed to google or how CL ads would help as I am not seeing why anyone would search CL for a parking lot?

I'm assuming he is renting spaces for a monthly fee, not a daily parking lot.

I am not sure but can you tell me why that would make a difference please so I can have a plan for both options?

Because for a daily parking lot, yeah nobody would look at Craigslist. If it is something I can rent for a month, then sure, I'm going to look at places like Craigslist. I might also look in Google in that case.

If I'm heading downtown to go to a baseball game, I'm not doing a search in Google or Craigslist. I'm driving around looking for a sign that says "Parking". Even if I do not find something right away, I'm never going to Google it. I'm going to keep driving until I find something.

They are two completely different markets.

The thing is If this is in a city next to a busy airport it might be a little more difficult to rent space for signs pointing to the parking lot.

Maybe post a link to the GPS location on Google maps for the parking lot. That would help paint a better picture of where it's located, is it easily accessible, bad or secure neighborhood, etc...

Does the parking lot have a shuttle service to the airport?

Why would I park in your parking lot? What's the advantage?

I don't have much details at this point, the guy had called me up asking to do some "online ads" for him and also a facebook page. I am inquiring here first before talking to him to have better info on what might work for him.

To know how to advertise, you need to know who is looking for what you sell, who wants it and why.

So, you need to start by asking your prospect details about the lot and how he rents.

By the way, parking spaces for big cars, limos, trucks, buses appeal to a different type of person than me, who have to park my sedan only.

People who travel to some other city for a week and want a place close to the airport (but not at the airport because the airport parking is too expensive) are different market than me.

Though all markets can be reached via a sign along the road, some can be reached (beneficially) through other means, including SEO.

People who live next to a big-name baseball/football stadium, take their cars, park them in the street on the day of the game, then make a cardboard sign that says EZ exit and stand in front of their house and get someone to rent their space.

So, how big the lot, how many spots, what's the minimum spots you can rent, for how long, and what's the largest vehicle that fits in one of them spots, and when are they available (all the time, on weekends) and what's the minimum period to rent? (Renting by they hour is different than by the day than by the week, no? (Every time you see me put one of these no at the end of a statement, you must read it with a French accent, preferably Pepe le Pew: untold amounts of new knowledge penetrate through your skull. Cross my heart!)

Something else to consider, maybe rent out space to a business fleet. Long term renters.
