Confusion about Micro Niche Finder

I'm a little confused about something in Micro Niche finder, and the manual isn't helpful because it doesn't define terms very well. I'm confused as to when it is checking for searches in quotes and when they are not in quotes.
Does Global Search Count refer to:
a) People searching for: coffeemate non dairy creamer
or
b) People searching for: "coffeemate non dairy creamer"?
Exact Search count and MoB clearly refer to "coffeemate non dairy creamer".
What about SoC? It it:
a) intitle/url/anchor: coffeemate non dairy creamer
or
b) intitle/url/anchor: "coffeemate non dairy creamer"?
The manual (and google's site) are really ambiguous, and I haven't been able to work it out.
The reason I ask is I've found a great niche provided there are quotes around it. Without quotes, I'm toast, so I don't want to waste a week.
