Creating a SEO optimised website

Hi guys,

I feel I am now quite comfortable with SEO now and thought I would put my web development skills to use and create a website for a local business.

However this local business has not been established yet. My aim is to create a website, monetise it with a keyword phrase, get it ranked #1 on Google, then sell it to a business that matches the niche of the website. The bait for the potential business is that the website will be #1 on Google, will receive X amount of hits from potential customers and will create a web presence for them.

My question is, how can I design a website without using a company name or branding seen as it is not actually advertising a real business? Also, would I only need to monetise one page (like a holding page) for that keyword phrase or will I have to create multiple pages?
