I've been searching for a good local niche keyphrase for a while but since I live in a suburban area there's almost no search volume data. But I may have possibly found a good niche keyphrase: "swpa homes". swpa stands for southwest pennsylvania (actually a different state but I don't want to give it away). Search volume is 2900 per month, competition is medium (213 pages) and cost per click is nil according to keyword tool. Am I correct in seeing this as a possibly profitable keyphrase?

I'm concerned though because I looked at the top ten search results and although Traffic Travis says seo competition is minimal, when I look at the stats, such as Page rank, top five sites are 4,5,5,6,4 and domain ages are 13,8,8,8,8 and they all have plenty of backlinks. They are pretty much all directory sites. Sites 6-10 have low PR and newer domain age and few links. I'm assuming based on those stats, that I would have a serious challenge breaking the top 5, is that correct?
Any insight is appreciated.
