Can a niche be too specific?

I have found a niche that's related to housing (not real estate market though).

It has roughly 5k exact searches per month and TrafficTravis gives it a Relatively Easy rating. From what I can see there doesn't look like there's much competition. It's quite a specific term however 5k exact searches should mean it's good yeah?

I'm not sure what info I will put on the site as it's a really specific product so not sure what else I could include other than a page explaining what they are and the benefits?

    You're planing to promote CPA offers or run CPC affiliate networks like Google Adsense? Specific niche often means easy to promote and easy to get high-targeted traffic, but you need to make sure that what you are promoting is an evergreen or at least long-last offer or niche.

    These warning signs can often mean that there is no money in that phrase.

    I'd recommend doing a low cost test on it, to see if the 5K exact searches are BUYERS or lookers, as 5k lookers will make you nothing.

    Either put up a free Blogger blog or buy the exact phrase .com domain name and install Wordpress on it.

    Add Google analytics to your pages.

    Write some good content and have a link to your offer on the page.

    Then send some TARGETED traffic to it, using the Exact phrase only.

    Because people seldom buy on their first visit, you should probably wait for at least 500 visitors before making a decision, if it is a high priced item, it could take far more.

    The best way to do this test would be with a squeeze page, but you mentioned that you don't have much content.
    If you can see an angle to offer a short report to get their email address, this would be a far better option.
