Quoting the Value of My Site

I am looking to sell two of my sites but I am unsure of the criteria in which to estimate its value. I have heard some people go by 18 months worth of profit + baseline setup for the site, but I am still unsure. These are amazon review sites that i have created and got ranking, but no longer really need to keep since I have other larger projects consuming my time.

Here is one site:

ranked 2 for "best upright vacuum"

Makes between $50-100 monthly.

My other site sells a different product but is of the same format. Since it is ranking what would be a fair asking price for this site?

For me on Flippa I've gotten anywhere from about 8 - 18 months worth of income, which I know is a huge window/range, but it gives you a rough idea.
