How much can a website #1 Google be worth?

Hi warriors. Anyone experienced in flipping sites?

How much could a site be worth as below?

Position:#1 Google.

Niche: Weight Loss.

Exact searches: 1000.

PCP:$10.

Earnings: Let's say no earnings.

I'm curious because I'm thinking about flipping sites in the future and I would like to have some more information on how to value a website.

    In your case I don't have any idea But I do saw people selling brand new websites in flippa at 200$-300$

    If I had a site number one on google for weight loss, I wouldn't sell it. I'd monetize the heck out of it!!!

      Yes, I would do the same. One can earn pretty good in the long term with a diet site that ranks #1 in Google!

    I have heard that you can generally sell a site for about what it makes in a year in profits, but I don't do any site flipping, just what I've heard.

    So if you site is not making anything...you might be able to get a little from it as long as it is getting traffic. The buyer might have a better monetization strategy.

    You might get lucky, but without earnings, it's just another site. It would, of course, go for a lot more if there were earnings.

      On the other hand, people sometimes lie about earnings just to make more money on the sale.

      The only numbers I would care about is targeted traffic, I can take it from there.

    Below are some of the factors people consider before buying a site.

    Niche

    Domain -EDM
    Traffic – Must come from diverse areas
    Page Rank not less than PR 3 is better

    Alexa Ranking
    Monthly Income


    If you can put together the factors mentioned above you can have a rough idea about how much your site would be worth.

    Another factor depends on the value of the keyword you are ranking for.

    If its a high value keyword according to Google Adwords (what people are willing to pay per click) then that should give an idea of its commercial viability as the higher it is the more value it has as a buyer keyword.

        I came across a similar question a few days ago in another thread and most people were saying that you could sell your site at Flippa for about 10 times what you make on a monthly basis. But, someone also said that you'll probably only get that amount if you have some feedback already over there. So in the beginning you may not get close to 10 times. Good luck.

    It depends on the keyword you are ranking for... It may not have any buyer intent.

    If you have monetized the site and there are no earnings, it is possible that the keyword you are ranking for doesn't attract too much traffic or is not a money keyword.

    In this case, it may not be worth much on Flippa.

    On the other hand if it was a buyer keyword there is no telling for how much it could sell for.

    Depends on the keyword but typically Google No. 1 rankings can get approx. 40% of the traffic (so let's say 400/month in this example). Then it depends on the conversion rate of the site. e.g. if it was 1% then = 4 clicks x $10 = $40. I like to see a return within 6-12 months on Flippa so I'd aim to pay $240. THIS IS TOTALLY HYPOTHETICAL But you can see the thought process.

    It really depends a lot on the exact keyword, the true search volume as the Adwords tool typically produces incorrect results, and the overall site/conversion rate.

    An easier way to do the calculations is typically 6x - 10x the average monthly earnings. A good indicator is to take a look at closed Flippa auctions in order to see what things have sold for.
