How Much Is This Website Worth?

Hey guys, I'm selling the first website I ever made. I work 12 hours a day at my day job and we recently had our first child so I just don't have time for AdSense/Amazon anymore. I've never sold a site before and I don't want to get royally screwed so here we go. How much should I be asking when I sell this site?

The website is Fire Pit Designs
(PR2)
1.3 Years Old
185 Backlinks (SEO Spyglass)

This site has HUGE potential. Especially to someone with access to high-end SEO software. I think is literally a diamond in the rough. Below is a screen shot of the queries it ranks for which are mostly by accident. I only focused on "Fire Pit Designs" backlinks. (Sorry about the picture being so hard to read, I'm not sure on how to fix that.)

Thanks to a recent thread on here about how Google Analytics can be bad for niche sites, I took GA off and I have no way to measure traffic.

So how much should I be asking for this site? I have no experience with this so I'm depending on my fellow Warriors for assistance. Thanks in advance Warriors. This place has been SO great to be a part of this last year.

How much traffic does the website get daily?

What are the earnings on the website (monthly)?

    How often is it updated?

Answer these questions and I'll give you a helpful estimate.

How many Adsense impressions per day for the site?

Like I said before, you need to be sharing real data, not just Google traffic estimates.

Well, hate to say it but you're going to need more info than that. I'd definitely find a way to start measuring traffic ASAP. Of course, the real thing people look for is earnings, so document that carefully.

If you shared earnings here we'd be better able to help.

Sorry for the lack of info. I kinda got excited when I saw the site was on page 1 of Google for search terms getting 8,000 and 33,000 searches/mo.

Here is the AdSense tracking information for the past month and year:

Earnings Vary. I get very few Amazon clicks and very low conversions for them. Some months it's none and some it's 2-3 items sold. Biggest month being $54. Adsense is roughly $15-35/mo.

If there is anything else I can provide, please don't hesitate to call me out on it. Thanks to you all so far for your interest in helping.

I'd say $400 - $1,000 at most if its consistent and has had longterm success.

Also I think sharing Adsense info is against the rules, don't know for sure though because I don't invest heavily into it at the moment.

Thanks Justin for your thoughts. I was hoping it would be worth more than that but I guess I can't complain. Making 40x-100x profit on a purchase isn't too shabby right?

To me your price will really depend on your buyer. If you find somebody in the same business that can use the traffic effectively, you can sell it much higher and I will tell you how just right now, otherwise if you measure based on previous revenues (Adsense, Amazon, etc), you may measure as everybody else said. Here is how you can measure:
I entered your website info on SEMRUSH which is one of the bests based on my experience. This is the information that came up:

Keyword Pos Δ Volume CPC URL Traffic % Costs % Competition Results Trend
    fire pit designs 4(2) 4,400 1.08 firepitdesignsonline.com/ 61.06 58.56 0.85 1,850,000
    fire pit plans 5(1) 590 1.11 firepitdesignsonline.com/ 5.84 5.76 0.57 1,980,000
    fire pit design 5(5) 590 1.54 firepitdesignsonline.com/ 5.84 7.99 0.60 4,720,000
    firepit designs 3 210 0.93 firepitdesignsonline.com/ 3.74 3.09 0.79 566,000
    cheap fire pits 9(8) 590 1.11 firepitdesignsonlin...sale.html 3.50 3.45 1.00 802,000
    backyard fire pit designs 11(4) 260 1.34 firepitdesignsonline.com/ 2.42 2.88 0.64 433,000
    cheap fire pit 8(10) 320 1.13 firepitdesignsonlin...sale.html 1.90 1.90 0.95 2,240,000
    outdoor fire pit plans 9 260 1.34 firepitdesignsonlin...pits.html 1.54 1.84 0.80 726,000
    inground fire pit designs 4(1) 110 0.97 firepitdesignsonline.com/ 1.52 1.31 0.63 464,000
    fire pits designs 3(3) 73 1.10 firepitdesignsonline.com/ 1.30 1.27 0.87 958,000

    SEMRush rank
    623k
    SE Traffic
    504
    SE Traffic price
    $568
    Ads Traffic
    0
    Ads Traffic price
    $0

Now If you are selling it to a buyer in the same industry concentrate on SE Traffic Price for pricing. According to SEMRUSH, SE Traffic means "Estimated Cost of Purchasing the same amount of visitors". It means if one of your competitors wants to use PPC to drive similar traffic to their website they should pay $568 (The traffic price of your last month). O.K. so here is what you can do: multiply that by 12 for the next 12 months and your traffic will worth $6816. Then go and try to negotiate something a bit less than that having that as your justification.

And that sounds all fine and dandy but like you said... it depends on the buyer. There is a difference in theory and in reality. I probably wouldn't spend over 1K on it... Probably not even half that. To me it would be worth maybe $300. Mainly because amazon would be useless since I can't use it in my state and I would only get it for adsense income.

The previous year earnings were $241.. so I don't see anyone really paying anywhere towards $1000. I think MAYBE you could flip the site for 400-500 but wouldn't count on it.

Also, you might want to edit out the pics that show your adsense CTR and info. While you're at it, you might want to edit the first one as well.... I don't think you want people getting into this niche, because this would be a very easy niche to dominate.

Agree with you and as I said as a general buyer I wouldn't price it high either. But if I am a business owner in the same niche, then the story is totally different. I already know how to make much more money from it and turn visitors to a much better conversion than Amazon or Adsense. Also, I can use it to build quality backlinks, etc to my other websites, etc.
What I suggest for him is to search for his keywords and find the competitors that make actual money from those keywords. They may be many or limited depending on the niche. Then he can contact all of them saying that he is selling or even renting the website and he is getting bidders for that. It is definitely worth the time to sell something several times more to a relevant buyer. Flippa, etc always will be there with other methods. If this one didn't work out use the other general methods but if it worked out you make much more money for your efforts and somebody that can benefit from your efforts will own the website. Win-win-win-...

Try to provide some income proof and list your website on flippa.com

That way, you could get interested buyers to bid for your website giving
    you the best price possible.

You can also contact advertisers on Google adwords for some of your top keywords. Since their ads appear for your top keywords, they may be interested to buy over your website.

Something is only worth what a buyer in the market is willing to pay for it. SO it all depends if you can get it infront of the right crowd and with the right information but I don't see it going for more then 500-800 if its with someone who is in the online business. But maybe if you present it to competitors in the niche they might be willing to pay much more then that. Be sure to look offline aswell, make a few calls you might be suprised at the level of interest if you present it right and they generally spend much more.

I don't know how much it's worth, but the web designer
should be fired. Centering everything and not using
tables is very, very awkward, and very, very 1997ish.

I suppose people may just want the domain and rehab it.

      Good luck with that one.

Yeah, that would be me. I've never taken much pride in my web design capabilities. The guy that taught me is a co-worker at my day job and he talked me into buying NetObjects Fusion as my web design software. Needless to say, you can't do much with that program in terms of making a site look current.
