Adsense site or site rental? For a locksmith site?

I have stumbled on a nice little niche site for a locksmith in a city. Honestly, I had not been looking for it and wanted to know if this was a wild goose chase or if it was genuinely a good subject? I know the guys and gals on the offline section will tell me to go with a site rental model but I kind of want to dabble with adsense for a bit. Was looking to see what you all thought?

Part "B" of this question is can I trust the numbers given to me by the keyword too on how much I can expect to earn per click or is that just a high end estimate? Thanks for your help.

    Personally, I'd say go ahead and build your own AdSense website.

    What are you using to check CPC of your keyword? Most people seem to use Google's Keyword Tool, when really you need to use Google's Contextual Targeting Tool. It's much more accurate for what your CPC will actually be for your AdSense ads.

        Own site is defiantly way to go, however, I don't think this niche is so little after all, it certainly seems to be quite profitable niche, I think you got some heavy competition there already. But it should not stop you to have a go at it anyway.

          Well the thing is that there really is no real competition at the moment. I checked the info for the SEO comp and the top 6 spots had done no on page seo and did not have exact match domains. Top back links was like 900 total. Keyword tool was telling me that I should expect around 13 a click with 2k exact match searches a month.

          I was just wondering if I had found a real gem or it was something people were staying away from.

            The reason I said this is because on our forum every week there are 10 or more occasions where someone is trying to push some locksmith service links thorough, it is right on second place after payday loans.

      What exactly am I looking for in the Contextual Targeting Menu? Do I set up a campaign to see what it tells me or is there a tool in there. I am not seeing what I need to do.

        Locksmiths are a good but slightly trick niche.

        Good because they are an emergency type service as well as a regular household service which means that there is lots of people using them and as such normally good search traffic.

        Tricky because the companies that do lock smithing are either very small or medium sized franchises. This means that they either do not see the value in what you might provide or they are hard to deal with...

        But in the end, I would still go for a rental site instead of adsense.

        The contextual ad tool shows that "locksmith pheonix" is at $5.46 and the GKWT show it at $29.42. This means that an advertiser could pay 29.42 for PPC and you would get on average 5.46 for adsense.

        This is the reason plus a little googleing is why I would go with a rental site. A quick google shows that the average cost of a vehicle locksmith job is $65-70 dollars and similar for a emergency house call to unlock a door. If you can supply a locksmith that is not on page 1 leads for either $25 per lead OR a nice monthly fee, then you are going to do a lot better than adsense. Especially since this is a service business where visitors are way more likely to call a phone number or fill out a quote form than click on a (hopefully relevant) adsense ad(that generates you 1/5th the income per lead/click).

        Also with a lead gen rental site, you can utilize alot of other web properties to help you generate you leads plus SEO, like craigslist, packpage, youtube, facebook etc etc. These properties can be created in a way that they are their own lead generation/traffic properties that also help with SEO. Not that it can not work with adsense, but you can create a much more uniform looking brand around your website, which helps quite a bit with conversions as well as getting higher paying locksmiths to rent from you.

        Lastly, the reason why I would go Lead Gen Rental is because if you are in a large enough of an area, you can segment your site into communities or areas of town. This increase long tail traffic as well as sometimes gives you the possibility to rent to multiple locksmiths at one time.

      I am just unaware how much a locksmith charges (been lucky enough to never need one I guess) so I am not sure how profitable they can be. This area gets around 2k exact match searches a month for locksmiths and the keyword tool is saying that the payout is appox 13 per click. Still able to make more than 1k renting out to a locksmith?

    How many searches does the keyword get per month? Also what is the average CPC?

    If both are relatively low I would go with the site-rental just because it would be guaranteed income versus hoping someone clicks on on your links.
