Selling a website in that is #1 in google. SEO question

A friend of mine and I came up with an idea a couple of months ago. We decided to build a couple of websites for belgian (dutch) markets. Belgium is a small country and SEO is something a lot of companies have not even heard of. So, it was fairly easy to reach the #1 spot for a whole bunch of keywords.

Now that we have those first places in Google we want to monetize them and we have already gotten an offer, but we don't know if it is the best way to monetize this particular site.
One of our sites ranks #1 for a fairly common keyword like 'swimming pools' and a couple of more specific related keywords. One of the other sites on the first page has offered to buy this site from us, because he wants the first spot for those keywords. But he wants to copy the site he already has and past it on our domain. Which would probably mean that he will loose the #1 spot, because he changes the content and url structure of the site.

I know we could just offer them our seo services to maintain the rankings after he changes the site. But we didn't start this project to become an seo business, allthough we can see the benefits of monthly payments (seo, hosting,...)

We prefer selling the site and start working on new sites. And if we decide to sell the site to him, it is not our problem if he changes everything and looses the rankings. But it would be a shame after all the work we put in and we prefer to have a happy customer. Especially, since he made as a 4 figure offer (close to 5 figures).

We have five of these sites. If we sell them all for about the same money as we are offered for this first site, we would be making a lot of money.

We have also thought about selling ad space, but we feel like that won't make that much money (we are looking in to that a little more).

All of the niches we chose are about physical products and there are no affiliate programs here in Belgium.

So, what other ways can you think of to monetize this site?

    Ask the big fishes in your niche if they're interested to create an affiliate program for/with you. i.E I had a site sitting #1 in google for a big search volume but hard to monetize. So I wrote all those businesses in my niche if theyre interested that I promote their products. They took care of all the affiliate/backend stuff

    I actually do this on a pretty regular basis. I go into local markets find some decent keywords, buy a url, build a quick deployable WP site and rank it inside 4 - 6 weeks so it sticks.

    I then either sell it and tell them to point links back to their original site or I "lease" the page to them. Meaning all of the copy stays the same I just make sure I add their name & phone number in the appropriate places and and they get the leads.

    They either pay by the lead or pay for the "leased" space. When they don't want to pay anymore I take their info off and call everyone on page 2 - 4 and ask them if they want to be on page 1 immediately.

    Sell the site as soon as you can to the person interested in buying it. You WILL NOT get a better offer. Also, who cares if the client changes the site and rankings drop? Once they buy the site they can do anything they want with domain.

    Don't be greedy by thinking you can make more by monetizing the site yourself over time, there are too many variables with that.

    You need to sell this site immediately. Stop worrying about selling residual services, ad space, and trying to keep a "happy customer". You're in a position to make A LOT of money if you sell those five sites.

    Simply put, don't be afraid to make a ton of money. You deserve it!
