Adsense with micro-niche websites

I have been doing a lot of research lately about making micro-niche websites for passive income. I am just wondering if anyone has any tips on monetizing them with AdSense in terms of which themes have the greatest payouts without spamming ads etc. Also, I've heard that these sites are no longer profitable as google doesn't rank them well and most of the "good ones" are taken? Thoughts on this please?
Also, I have a very successful website right now, QuickStream-Quick. Easy. Free.QuickStream - Watch TV Shows and Series online for Free!-QuickStream where you can stream TV Shows online. I'm getting approx 3,000,000 visits per month and I've decided I'd like to sell it as AdSense is no longer an option for this site for me. None of the copyright protected shows were uploaded by me (I source them from other sites) and with this traffic I feel I can make a decent sale.
1) Can I sell a site of this kind of Flippa?
2) How much is it worth with a 39,000 US Alexa Rank? (I was making $5,000/month w Adsense before I switched ad networks).
