I haven't read a guide since I started but there's nothing set in stone. Each niche is different and needs different approaches.

In my opinion, the best niche is health.

For great, it might be too competitive but you still could target different keywords in long tail form. Those are something such as Health, Insurance, Loan, Finance, Law, etc.

For how to create the site, it's different because you need knowledge of HTML, CSS and JavaScript etc. But, the concept with WordPress could do the trick because There are many free and premium themes out there in the purpose of Adsense or Affiliate sites. They are easy to add ads code as well as UI for customization without even touching a code.

I just wanna tell you that most of the links in the signature are trash and/or a trap to make you pay!

IMO it would be a better idea to target something like the home repair niche (just an example), that way your basically flying under the spam radar & can still target the people that would be interested in those higher paying niche keywords.

For example, a person on a home repair site needs home owners insurance & most likely has a car/truck to put in their garage that needs auto insurance & might possibly need a 2nd mortgage since their on a home repair site (home remodeling isn't cheap). Those same home owners will also need health insurance for their families.

This way you've targeted 4 higher paying niches with a single site without fighting the higher SERP competition for relevant traffic.

How do you tie those higher paying niches into a home repair site, easy:
      • home owners insurance - A home repair sites traffic would obviously have a home. If they have a mortgage their forced to buy homeowners insurance (at least in the US), not optional.
      • auto insurance - Most homes have a driveway or garage, people need to know how to build/repair both of them. The traffic most likely has a car/truck/motorcycle/boat/RV, they all need vehicle insurance (in the US), not optional If they want to drive on public roads.
      • home mortgage - If the home repair traffic is doing a major renovation/addition to their home, they probably need a 1st/2nd mortgage (home repairs are very expensive).
      • health insurance - Home repairs can be dangerous, create content based on electrical shock, asbestos in old insulation, toxic fumes from carbon monoxide poisoning, falling from ladders/roofs, the list goes on...

Optimize the pages (not keyword stuffing) to trigger the relevant Ads (homeowners insurance, auto insurance, home loans, etc...). Traffic doesn't necessarily have to be searching for the higher paying keywords in order to need those things (insurance, etc...). A person trying to build their own garage needs auto insurance (example), so that traffic might be searching for the keyword how to build a garage, how to pour concrete for a garage floor, how to install a garage door, etc...

You just have to put yourself in the traffics shoes & think about things their forced to buy which includes just about anything related to insurance. Get creative & don't put too much focus on the target keywords where it would look obvious, keyword in the page title, once or twice as plain text on the page, relevant internal links pointing at the target page, then mention LSI keywords on the incoming internal link pages & the target page.

Obviously make the home repair site (example) a high quality site that will be an evergreen site for years & years with very little upkeep once the content is on the site.

^^^ This is gold, especially if you are planning on creating lots of sites.
