Is My Long Tail Keyword Search Technique OK?

Hi all! I hope it's the right forum to post this question (it's just my 2nd post)
Anyway, I want to start to make money online and I'm about to try to target long tail keywords and monetize small websites with Adsense or Amazon.
So I just want to know if I'm doing "keyword searching" the right way or if I'm about to purchase some crappy keywords and spend time and money for nothing.
If I understand what I've read so far, the best long tail keywords to target for Adsense would be :
- A keyword that would have at least 4k of Local searches (6-7k would be better)
- A keyword that suggest that the person who typed it is looking to buy something (like "where to buy cat food")
- A keyword that has a steady trend (because you don't want to invest in something that will die in 1 year or a seasonal thing)
- A keyword that has high competition (because it means that an ad on AdSense would pay a lot)
- A keyword that would be easy to rank in the first results on Google (like in the top 3). To check that I would look at the first results in Google and :
So for example, if I look at "buy car" in GKT, that would be a dream keyword if the websites actually ranking for it in Google were bad at SEO. Of course now there's 1b results, the first result has 500k backlinks...
Lets go a little bit deeper... I looked at the long tail keyword "places that buy cars".
At first sight, it seems nice. 5.4k of local searches. CPC of 4.38$
Looking at the first 10 results in G I see that :
For those reason I would not choose this keyword.
But, lets say that the first 10 results would all have 1-2 page links, 1-0 PR and a page authority less than 30... Would you by a domain name for that lt keyword and make a little website about "places that buy cars" or would this be a bad keyword for other reasons than just the metrics? Am I missing something here? Is there some other tips I should learn about for finding the right keyword?
Thanks a lot for your help!

- look at their PR (too high = bad)
- prefer keywords where "generic" sites are listed as first (squidoo, ezine articles, etc.)
- prefer keywords where nobody has already purchased the exact matching domain name (it probably means that no IM is trying to target this specific keyword)
- look at what page(s) has the keyword that I'm going to target and what are their link juice
- llook at their backlinks and would, of course, prefer those that doesn't have a lot

- The page rank of some of the results are 1 and 0s. That's good. But there is also a 7 and a couple of 4s.
- The Juice Page Links of some pages is massive (500k and 400, 600)
- Page Authority are high for some and low for others. the 2nd result has a page authority of 64, wich is high. Another one 90.
For those reason I would not choose this keyword.
