Is This A Good YouTube Lead Generation Idea? How Can It Be Improved?

I'm thinking of creating some virtual tour videos for properties in my area with the intention of driving traffic from YouTube to a lead capture real estate website.

I've got a few videos up and running and the virtual tour videos for specific properties by far and large get more views than any of my more generic, local real estate market stuff videos. They collect about 1 view per day for every day that a home is listed. That may not seem like a lot, but when a closed sale is $9,000 in commission then all of a sudden finding a way to put up 50 videos per day for various new homes in the area starts to make sense.

In any case, I was thinking of creating a "teaser" virtual tour video which is 20 seconds or so with a call to action to use a shortlink to get to the full virtual tour video as well as get access to a full, MLS generated market analysis. Have the link take up the entire last 20 seconds of the video and have the link in the description.

Is this a workable method? If the basic idea is sound, how can I make it even more effective?

    I would still make the whole video tour available.

    Yes to that one.

    From the content marketing point of view, it's not such a great idea to crop the video itself, since you need to provide substantial value before you entice people to take the next step (to visit your site for more info or to access the market analysis piece).

    You can also see which keywords people look up on YouTube using the YouTube Keyword tool - https://www.youtube.com/keyword_tool and optimize your videos for those keywords.

    Plus, check which of your target keywords trigger video results on Google, who ranks there and how you might outrank them.

    What matters for YouTube rankings is:

    - Keywords in video title, description, possibly transcript
    - The number of views
    - Time watched
    - Facebook, Twitter, Google+ and other shares
    - Embeds, the number of times a video has been added to a playlist.

    Plus, some people implement Schema markup for videos on their sites (https://support.google.com/webmaster.../2413309?hl=en) which may lead to a small snippet of the video being displayed next to the website's URL in the search results = more exposure.

    I think this is a good idea. The commission that you are targeting to earn may not be come as easy as you are thinking it would be. However, it would still be good to continue making video teasers but make the full video tour more accessible to your potential clients. Good luck!

    I actually know someone who does something similar, they go and shoot the virtual tour, and offer a preview of it to the public, and if they want to see more, they make a purchase and get the full V tour + extras like you were saying. This can definitely be scaled up, and if you're in the real estate biz, get some real estate buddies together and really make it work.
