1)authority websites gives you good quality backlinks,
    2) niche sites are good if you are searching for a niche targeted visitors who will come back to your site,
    3) The best one is Niche authority site.

One point is to mention is, authority and niche two are different things

One cannot be picked instead of another. You may go for the both separately.

As your main goal is to make money from your site. Why not picking up several niches (if having enough time & budget) for quick earning and side by side building your authority from another site?

I would say a niche site that is also an authority site.
By this, I mean that you niche site needs to have high quality content and needs to be updated regularly so that overtime, it can become an authority site.

Do you even know what it takes to have an "authority" site?

I think your slightly confused on niche sites & authority sites.

An authority is something that targets a niche.

    Example:
    • Nike is an authority in the shoe niche.
