Page 1 is the easiest because they are already there.
Most of them had email in listing or on their site. Conversions varied from city to city. Subject line too.

Send them email and then call them. This way you won't cold call because you will call to talk about email that you've sent. Better response and closing ratio.

Yes, most of them are recurring. I'm meeting with them and using questionnaire to find leaks. Of course I know leaks before meeting and know what questions to ask.
