How To Flip a Blog

So I'd like to try to sell one of my blogs. I understand how to advertise on site point and that sort of thing. What I don't know is what to do is once someone buys the blog, how do I transfer it...

From what I understand, .com's are the best, but .net and .org can be just as good. .org is great for a health related site.
