Getting into business, need online marketing advice

Im starting a career in real estate sales and loans, which requires you to generate your own business. Ive followed online marketing a little here and there since I got my first computer at 14. Anyways, I got some ideas for getting customers online, they are:

1.PPC traffic to my optins and IDX(search feature for properties)
2.Craigslist and other classifieds
3.Community Blogs/Video/SocialMedia(the search function on these seem good for finding buyers especially)
4. E-newsletter

So I have some general ideas but I don't feel they are innovative enough. I listened to a lot of real estate courses, Dan Kennedy and whatnot. I feel like Im missing some better ways to get leads online. Offline I feel I know well now.

I browse through another forum and today seen an idea that could maybe be useful for inbound calls. Basically setting up business listings with a virtual office and googlevoice forwarded to your cell. That I felt was a neat idea to saturate listing services like yp, googplaces, etc in order to get more calls. Any out of the box ways to get inbound calls/traffic or actively find buyer/sellers? My budget can only go so far and I think will be mostly used up by PPC, signs, print costs and whatnot in the beginning.
