Gamers niche - Looking for someone to take over my product & keep 70% profits

Short story-
I found a business for sale on flippa.
It was an ebook in the gamers niche.
Now, I find myself with too many projects going on, and a brick and morter business to run.
I spent a TON of money on this thing, and now it is just sitting there, doing nothing.
Previous owner had 5-15 conversions per day.
I have zero. (no advertising on my part)

I am not happy with the content, so I am in the process of having this product rewritten.
Once It is up, I want to turn it over to someone that knows how to market ebooks, and let them take 70% of the profits.

      The book is not a wow product.
      It is an ebook that teaches customer how to get jobs that pay gmaers to test video games for the manufacturer.

    Seriously, unless you can demonstrate how compelling your offer is, you need to think about lowering your price because your offer as it stands is not very good.

    The site generates nothing, simply becuase I don't advertise it any more.
    I have done nothing with it.
    Not even sending out emails to the 200k address list I have that htis very site generated.

    I followd the direction of the origianl owner and spent some money on advertising, and was pulling in about $3000 per month but I was spending $2500 in advertising.

    I am doing the rewrite because I am not happy with the book itself.
    Looks like it was written by someone that spoke broken english.

    As far as ownership goes, I am willing to offer a partial ownership, however that would require an investment on the part of the interested party. If they want 50% ownership, the will pay me 50% of what I paid for the site, then we can split the profits 50/50.
    Otherwise, I think 70/30 is a very generous offer considering I am not asking for a single penny up front.
