Before you do that, ask him to spend some time on the other real estate company sites in his area. He may quickly realize how old his 'design' will look. Give him a list of links to local real estate companies and the larger companies - Century 21 and Coldwell Banker and ReMax.... You might ask him to look at those to see if there are 'features' he likes on the other sites.

Ask him to use the navigation and interactive features on the sites - look up listings/areas/addresses - and compare the design with what he is planning to do. Some buyers can't be 'told' what is wrong - they have to figure it out for themselves.

Your client's site is looks very old. You can suggest him that there are lots of good looking theme in Envato or Themeforest site. You just type Real Estate WP theme in Google. Google show you some best real state business related theme all those are the latest designed and many more featured free.

You could try sites like this, but make sure you or your client can use it, (rights).

But this is like a site where everyone gets involved, Grandmother, children and the site looks horrific and dysfunctional.

But l have seen web sites from hell and they converted well?

Trust me, i've tried to convince him otherwise. He's dead set on having that (type) of homepage. at this point my can only option is to find a theme that'll give me something similar to that. Maybe even a simple page builder theme that'll help me out here. Any good themes that are made to be composed with something like beaver-builder.

Obviously i can use the page builder on any page within the site. But it'd be so much easier if i could find a theme that is made so i can just build the homepage.

The live website already has a Wordpress theme installed, what's the story on that?

i built that for him hoping i could add real pictures to the screen mockups, but he "hates it". so instead of trying to find something that i "think" he will like, i'm just going to try and recreate what he already had...

Have you asked If that's what he wants? Why is he switching to Wordpress If he already has a webpage he likes?

If you still need a WP theme maybe look at Flato because the original old site is basically a two column page/theme.

That original webpage on Wayback is a nightmare of sliced images in HTML tables from the 1990's. You won't get an exact copy of the old page to be responsive for mobile.

How did you get this client?

This is a challenge, I must say. Try check out designs in WebDesignDev or ThemeForest.

I'm not sure, but i hope you can choose one - a two column design here. Then you customize css to make it look that one. That design is classic enough, man . That's a challenge.
    Code:

The site looking is very unprofessional, I would recommend find out a great real estate theme for making a new one. You can go themeforest marketplace for a better result.

Op changed the theme again, looks ok.

The biggest thing holding him back was the entire old template was sliced images in an HTML table. Circa 1998.
