For all you real estate agents / realtors out there,

What are some of your hardest jobs to do in your daily 9-5?
What takes the most time/money for you to complete something?

For instance, as a complete non-professional to real estate industry, this is the 9-5 jobs that I can think of (but I may be wrong):

- Finding the leads (cold calling? door-to-door marketing? Any other marketing ways?)
- Turning leads into sellers (CRM with SMS/email/calendar marketing? follow up?)
- Listing sellers to RE portals or websites (portal management? follow up?)
- Marketing to find buyers (Newspaper? RE portals? Social network? any other marketing ways?)
- Auction management (auction sign-ups, attendants? SMS marketing? follow up?)
- Paperwork management (contracts? legal docs? bank docs? finance docs?)
- CRM with buyers (with SMS/email/calendar marketing for returning purchase?)


FYI, I'm not a real estate agent nor have been one before... I may be totally wrong with what I have listed above, or may have made it easier to do than done.

So it'd great if you could be kind enough to list out some of your biggest pains in your day-to-day lives when you are trying to close sales.

    Market research eh? Good for you but in the main market forum, you're not likely to find realtors. You should consider posting this in offline.

    If you ARE doing market research, consider the following....

    1. Find, join, read and get involved with real estate forums.

    2. Find and join FB groups full of realtors. Socialize with them and ask them

    3. Create a FB custom audience and run ads to a survey where you ask these questions in exchange for a freebie of some kind.

    4. Use Google KY tool and find "pain point" KYs with search volume. Save those in a file.

    5. Search those KYs and explore the top 10 results for each one.

    6. Run those top 10 through QuantCast to find other like sites and the demographics of their users.

    If you do all of that..... you'll begin to visualize who your target customer is and what they're willing to pay for. This is known as creating an AVATAR and is an important part if market research.

    If you're willing to roll up your sleeves and get to work.... you can have your avatar inside of a day.

      Good advice above. You're not likely to run into many real estate agents on an internet marketing forum -- and the ones you do run into aren't likely to be typical of your target customers (unless your target customers are real estate agents interested in internet marketing).

      In addition to the advice above, I'd add that real estate agents are really easy to meet and talk to in person. Stop by a few open houses in your neighborhood, introduce yourself, tell them what you're trying to do and see if they'd be willing to meet for coffee (your treat!) (Don't take too much of their time at the open house unless nobody else is there -- they've got a job to do after all!)

      I'm guessing that while not all will be interested, you'll get a pretty good response as (1) it's part of an agent's DNA to be friendly to strangers and (2) they'll be hoping that you'll think of them one day when you're buying or selling a house.

        I actually did something similar when helping my brother buildup his lawn care business so I know you're offering sound advice here.

        He had a yard clean out service for realtors.

        One thing I found is that realtors love the booze. We met at happy hours instead of coffee cafés lol.

    Being in the Real Estate niche for the past 2 years, I've found that:

    Like marketing, you need to build a buyers list

    You need to be able to research and evaluate the market properly so you know what kind of buyers are looking for what kind of properties

    You need to able to understand the many different forms of no money down payment options

    An understanding of how to manipulate contracts in an ethical way that can save your butt if you need to back out on a deal.

    Anyway these would always be the hardest things for me to study and learn upon, but the hardest being finding the right person for the right property (that's why you develop a huge buyers list)

  • I know a realtor who ran a local weekly meeting (meetup.com and local real estate investor club) and did that for a few years build a list and does only a few deals and makes tons of money? How? Focus on high end. It's the same work if you do a 100K house and a 2M house, so why do 100K? Just a tip and you can find local real estate meetings in every city, go to a few to see if you can run one and if you can that will generate all the leads you want and you can go the go to real estate agent. Just an idea, good luck.
