WordPress Membership & Real Estate Listing Options

I'm looking for a solution for a semi-members-only real estate listing site. My client wants the listings to be partially visible on the general Web, but only fully visible to paid members of her site. She also wants the postings to be made by members only.

My first thought was simply to create the listing site, and then put the entire thing behind a membership wall. I don't know if that will get the kind of functionality she wants. If there is not a single plugin that will do all of the above, might it be easier to have the real estate listing site completely separate from the membership site?

I'm not 100% sure what my options are here. I don't know of any real estate listing sites that limit _viewer_ access based on membership? If there is, that'd be great. If not, does anyone have any suggestions on how to best work the two together?

    Thanks for the suggestions. I spent a couple of hours googling for solutions before I posted here. Honestly I'm a little overwhelmed with the various approaches I can take, so I figured I'd ask advice here on an approach to take...and also see if there are any all-in-one type solutions I may have missed.

    (I know of several good RE plugins and several good membership plugins--but I don't know 100% how to combine them--yet--for the effect my client wants.)

    That first link you posted has some especially interesting stuff on it. I'll check it out.

    The big thing here is that I can find plenty of listing plugins and themes that will limit -posting- access, but none so far (as far as I can tell), that limit viewer access. The latter is what I need.

    Which is why I might need to put the whole listing site behind a membership wall. Normally, a membership plugin might show only XX% of the page to non-members, and prompt them to become members to see the entire page. But with the specific kind of listings we're doing, we also want to limit non-member viewable content to a single image, instead of just XX% of the page.

    So if anyone has some suggestions, that'd be great. Otherwise, I'll post here again when I get it figured out.

    I have to ask why anyone would pay to see real estate listings when every one of your clients competitors is providing the MLS for FREE. I mean what does this person have to offer potential clients.
