You're taking the guys word that his account closure was due to something else - which of course he will say if he wants to sell this site. He's trying to make a sale so he isn't going to tell you...

I would certainly be wary, if they've had their account closed and it's linked to that website then you may risk your own account if you put adsense on that website.
