Inspiration is the first thing that comes to mind... Not on the blackhat shady link building part, but selling a blog that has good organic traffic for 15mil is quite inspiring.

You need to pick a niche that addresses a burning desire - that's why weight loss - money gain sites are so popular - promote products that will get them a quickfix or shortcut method, how to 'beat the system' etc.

If you are in a niche with less drive or desire for a CHANGE OF STATE > fat to thin > poor to rich > geeky virgin to superstud etc you are going to get less CTR on your Ads/Editorial links and therefore, less sales.
