I'm putting together some resources for a new investor training company and would be interested in you telling me what your biggest hurdle is or was when you started out or what keeps you from starting. Thanks!

Edit: Just to be clear...I am writing their online copy for squeeze and sales pages and need to get some feedback from beginning investors...I am NOT selling any kind of real estate product.

    The biggest hurdle at the moment is financing. Unless the
    new investor is knowledgeable in ways to negotiate alternative
    or "creative" financing they will find it very difficult to get
    anything bought.

    The traditional U.S. mortgage market is very tight at the
    moment and is expected to remain so for the foreseeable
    future.

    One of the biggest hurdles for RE newbies is getting over the "Fear Factor"

    They've usually heard a ton of the harrowing stories about investors loosing their shirts and stories about the futility of trying to obtain financing and they are convinced they need to have a high credit score and lots of cash in the bank to make deals.

    I live in one of the richest states in the country, although I live fairly comfortably I’m far from rich so don’t really have a boat load of money to invest in properties. Banks aren’t loaning money to anyone at the moment. I’m sure I’m not alone and other people face similar hurdles.

    I have always had an interest in real estate investing but because of these factors have never really been able to get going.
