Some opinion on this, how much would this site cost?

I hope im posting at the right place.

Now, a friend ask me where he could sell his website and how much can he sell it for?
His site is eurowifefinder.com and eurobridefinder.com

Just from adsense revenue he is earning about 100USD a month, definitely we will need to show this right to our potential buyers right?

As for the earnings from the business of the website, he is getting about 100-200 usd as well per month. THis one, we need to show our paypal account reports right?

Any good feedback on this would be good.
And an idea how much it can sold for.

    If it has more than 3 months of earnings proof, you
    can sell it for at least 10x monthly earnings.

    If it has a longer earning history, don't be afraid
    to ask for as high as 24x monthly earnings.

    Always start with an offer higher than what
    you will accept.

    The buyer will almost always counter you with
    a lower offer.

    Digital Point is pretty popular for selling websites or you can try eBay. I would say that you should expect to get about $1,000 total for these two websites. In my experience most websites end up selling for about three times the amount they are making monthly unless you can show that it has made a certain amount for 12 straight months.
