Hey guys,
I've pretty much perfected a strategy for getting local keywords for a particular niche ranked at #1 or Page 1 of Google. I just need some help on how best to market this to local businesses. Any thoughts/templates/etc?

Cheers Tim

thanks

    Hi Tim.
Selling SEO in local level will not help you make money, plus if anything goes wrong (a new Google update, a failure to bring a site in page 1) could end up losing your clients.

What I suggest is that you offer read-made bundles (website design + hosting + SEO) to locals whose sites are not that good. This way you could make a good recurring income.

The best tool to target local businesses right now is FB ads. You should design a strategy to bring as many local business owners emails in your subscribers' list. After that start emailing them with info on your services, or create an Autoresponder series selling up your products.

I used to give local speeches that were simply me showing business owners how to get highly ranked on Google, and then they bought my service at the end of the talk. Any local business group would be happy to have you speak to their group.

I've also just walked in the door of a local business and said "Hello, I provide customers and high quality leads to business owners, who already have a website. Would you like to know more?" Do that 30 times a day, and you'll get at least one a day say "How do you do that?"

And then I ask "Do you ever have people buy from you that found you online?" And they almost always say "Sure". And I ask "Would you like more of them?".

Frankly, I'll tell them everything I do...most people just don't want to do it themselves because you can do it better and at a lower cost.

One thing you absolutely have to do though..is use your service on your own business. Eventually someone will ask "Can I see any samples?". Just show them how you dominate the first page of a Google search for your service.

And of course, the obvious way to market your service is by using it to place your business high on Google.....you know, like the service you sell. You'll get calls that way as well.

I couldn't agree more. Small business owners really, really don't want to do this stuff for themselves. The problem is, there are so many charlatans out there that a lot of them would rather rank on page 1000 than hire someone to do it, and so it just doesn't get done at all!

Claude's suggestion of educating them through talks is a great option. Find a cheap venue and run a free seminar. Don't make it a big sales pitch. Show them the ropes. Most importantly, prove to them that what you're talking about works. Examples of client sites are one thing, but like Claude said, if you can't show them that your system has worked for you, they may not find you credible.

But if you can get these folks in the door and then convince them that you're not full of crap and your system actually works, you're on your way. The majority will probably still walk away and both not hire you nor put the information to work. A very small percentage might actually try to employ what you've taught them. But there will almost certainly be at least a few that will decide they'd rather just hire you to do it - once they really believe in what you can provide them.

I sold my service for $3,999 and then $5,999...plus $199 a month after that.

Depending on the audience I sold between 8% and half of the audience. I wrote up the deals at the end of the speech...I didn't call them later to make a presentation.
The Power Point presentation had lots of screen shots of my search results for my own businesses and client's businesses.

An I would answer any question, provide resources...whatever they wanted. Sometimes the seminar was free, and sometimes it was a 3 hour workshop I charged $300 to attend. But it took at least 90 minutes to present my case.

The people who paid the $300 were far more likely to invest in my service than the free attendees. The best audiences were groups that paid $1,500-$2,000 to attend a three day event, and I was the last speaker. These people were there prepared to buy.

Of course, that's the first thing we did was update, claim, add to their listing to make sure they showed up in the 3 pack. Occasionally, it was impossible in a large city, if there was lots of competition, and a few of the competitors knew how these listings worked.

It's one of the few times a PPC ad may be warranted.

But we learned quickly to stick to the smaller cities, or at least business categories where there wasn't much competition..or the competition was incompetent.

A bit of reality.... if you are not placing your clients in the 3 pack.. they wont see much from your efforts. Yes, ut depends on where geographically you are located and how much competition there is per marketspace. But, if you are in a crowded marketspace your #1 organic listing could very easily be listed in 9th position on a Serp page.
    • 3 ads
    • 3 pack
    • 2 ads
    • #1 organic listing

If you get shopping listings in there as well - it happens for some niches you are 11 or 12th.

I am just saying for myself and what it is I do... I develop results. Sure there are cases in small marketspaces you can get #1 listings and get the client traffic. But I think we all know that getting a 3 pack listing is going to get more.

From personal experience, longevity in local SEO, or any SEO for that matter is providing not just listings but results. In todays market space, that would be local 3 packs. There is all of the tracking data ( web hits, calls, directions ) that come with that. There is nothing better than "Proof" your efforts as a service provider is workinig

How often do you find that Google does updates that greatly affect SEO?

Google probably updates daily for sure, and one could argue that its to the extent of hourly. With any one of these minor changes there will be a site somewhere that is greatly effected.. there are those that are effected negitivly, and those effected positively. The B I G updates ( Panda, Penguin, Possum etc etc ) tend to have a wider spread effect.

The way I look at this.. Algorithms are math no? so with each variable say Google looks at they place a value of +1, 0, and -1 . Links as an example.. we know there are links that create a positive impact, and those that create a negitive impact.. we also know there are links that create a zero impact. we also know that each link carries a multiplier as it were based on the value of the page the link is coming from... so a link could be +1 times a value of 4 as an example.

What gets interesting when there are huge changes in SEO based results IE an update They are doing one of 2 things... They are either removing those that have newly formulated lower scores OR They are removing those that may be an exception.

What is an exception? I think the easiest place to see this at work... is local search. Type plumber or whatever and you will see the 3 pack in the bottom left of the 3 pack listing you will see a link for "More Places" before clicking on that look at the review count for the 3 present listings.

So there are 3 listings with say 12, 8 and 6 reviews... once you go into e More Places listings you will enevidably find listings with a higher review rate.. say 55. Looking at the other listings you will find those with 0 and numbers in between. the listing with 55 reviews is an exception. It has far greater the number of reviews than the others.

I believe what happens is based on location ( in terms of local search ) they determine what " average " is and anything that falls towards an extreme is actually penelized vs rewarded..

Start applying this concept to any number of the other possible variables and your kyword count could be above or below average. Your Alt tage scores could be above or below. the ONLY variable that I can see does not fall into this type of scenario is back links.. the more you have the better. I believe the same to be true with citations.

So with updates with a large amount of change they are weeding out those that are gaming the system. For me personally the " safest " seo strategy is to fall into the category of the high side of average. Strong.. but not exception strong.

To locally optimize your site, you'll want to conduct keyword research for terms that customers in your local area are searching for. With these keyword terms, which will likely include your store's location, you can optimize your page titles, meta descriptions, H1s, content, blogs, social media posts and more. If you have more than one targeted local area, it's a good idea to create separate web pages on your site for each of these locations. Content on these separate pages should be unique, optimized to the specific location, and engaging to customers who live in these areas

Attempting to sell search engine optimization at local amount isn't going to assist you to earn capital, and when anything else goes wrong (a fresh Google upgrade, a collapse to make a website In-page inch ) may wind up dropping your clientele.
    Have a nice time.

If I could offer the cheapest and most effective way to promote this, I would do postcard marketing. It is so inexpensive. You could buy a list of local businesses, create a postcard with your offer, and mail it for about 45 cents per client. You could mail out 100 per week, or whatever number you decide. Plus, you could do a multi-drip mailing to the same businesses, say every other month for one year. Just my two cents.

Does anybody know who the top guru is that teaches how to do local SEO? I have a property management company and I need to outrank my competitors but not 100% how to do it locally where each of the pages I use for each city are the exact same content except for the city name. Also I'm not sure if I should run my PPC campaigns to the same page I'm trying to rank naturally.

I'm sure you'll get lost of PM's from people telling you that they are the person you are looking for. Good luck with that.

Do you really need to pay the 'top guru,' or might a competent SEO person meet your needs for less money without all of the pretense and pomposity.

      Your call.

Try to get a list of people who are paying a ton for services that are poorly optimized. I have a few clients that were paying over $400 a month for SEO, but I charged them only $100 per month. It's the easiest sale you can make.
