Ya Ryan Moran is awesome but is course is $1000 plus his free stuff I have been following but I need more step by step with selling on Flippa.com

Check out the REICLUB (dot) com. They have alot of free material that will give you great ideas. Not only that they have a forum where you can get quick relevant info. You can also check out creonline (dot) com

If you have a site like that, you pretty much have it ready to flip for a good profit on a site like flippa.com, you don't really need a guide.

I'd recommend Thomas Smale's course, which is a WSO here.

While I haven't followed it yet, I'm thinking about ordering it myself, and I know the guy is legit. He's helped me and other Warriors several times for free and he seems to know what he's talking about.

There's a lot of junk out there, so make sure you shop around. Obviously, I'm not going to recommend myself so I'll give you a tip for free:

Check out the latest sites sold on Flippa and find those in a similar niche to yours. Learn from their sales copy and make sure you format properly, much like you would a WSO. Then set a realistic BIN price and offer some nice bonuses if they reach that price

Site flipping isn't rocket science ... no need to pay $1,000 for a course. There are plenty of guides around and there is an All in One Site Flipping thread here ...

I can't PM yet. i am just starting out, but i have some domains in mind that are quite good, at least i think so. Are you interested in absolutely new sites/domains? Will you sell those, or do they have to be fully realized sites? I know you say $25k and up, but is that firm?

I've sold some sites on Flippa...no course needed. It's easy. The biggest things on Flippa are proving traffic, sales and showing proof. So if you have analytics then post it as well as recent proof of earnings.

Upgrade your listing to featured. That's a big one. But showing income and traffic increase your sales as well as having a featured listing. Be active in your auction and encourage questions and let them know that you are willing to help them for 'x' amount of time to get the site installed and transferred and answer immediate questions so they can make the most with your site.

That's really all there is to it.
