First off I do not want to violate and rules or protocol here, but I am looking for some creative feedback and to get my juices flowing.

We own a real estate investing company, and we are about to become official brokers. We will be calling it

Keller and Keller Realty, pretty snazzy and creative huh?

I am looking for the slogan or tagline, something short, but powerful. maybe just 5 words or less. So, I will pay $100 to the "winning" slogan, which can be voted on by the warriors.

I don't even know if this is permitted here on the forum, but I see others asking to "write my headline" or stuff like that.

But if this message passes the master warrior review, then here is some information about us that may help you write our slogan/tagline that will be used everywhere.

We are located in Chicago, il.
We are family oriented and a boutique type business.
We are NOT corporate minded or structured, we currently work from our home offices, and it will most likely stay that way.
We specialize in short sales and we are dedicated and commited to our clients. (truly) most realtors and brokers today are NOT. they take on dozens and dozens of listings and just throw against the wall to see what sticks. we are selective about the deals/clients we take on. it leads to more referrals. IN fact we havent had to advertise or market for leads in over a year.

So, here are just some general ideas to get things going

Keller and Keller Realty - We put the Real in Real Estate

Real Results Real Estate

Relationships Count...

I want to try to use the word relationships, because that is what business is based on. REAL relationships.

So, have at it, looking forward to hearing from everyone.

We will also be launching a website of course for keller and keller and will be needed some great copy to go on the site. thats down the road though...

      well yea, I know, but the honest difference is WE REALLY ARE THAT WAY!!! real estate agents and brokers today do NOT have the patience, the knowledge, the commitment, discipline to do short sales. Meaning actually take the deal from acquisition, negotiate it, find a buyer, sell and close it. We do all of that. The REASON realtors fail is because they think sending in a contract with a price on it is "doing a short sale", that is NOT the case. you have to have a clean, clear, concise, ORGANIZED offer packet, with supporting comps, estimates of repairs, acct # on all docs, seller financial info (not always), hardship letters, letters of explanation, etc etc etc. i dont wanna ramble on about short sales, but thats all we do. If we dont succeed, then the owner goes to foreclosure, and we do not want that to happen, and so far, not ONE deal we've done has. Well thats not true, they have, but that was no fault of ours, the sellers refused to cooperate and send in proper documentation and supply financial info,

      So, HOW do we convey that in a tagline? would ONE word sum it up? we have testimonials galore, but that will be for the website and portal, not our logo.

      that is why i turned to you all here, to use your creative talents and help think of something. we can narrow it down to the top 10, then 5 and then the forum can vote on the best one, which will be the winner. doesnt mean ill use it, but it will be the winner and will be awarded via paypal.

      I like words like relationship, committed, dedicated, proven, respected, stuff like that.

        We solve problems, we remove headaches in peoples lives, especially other investors who got stuck with bad rental properties. We do the short sale and buy their home or find a buyer for them, it doesn't matter. the problem is solved, they are no longer stressed out over this troublesome, money pit, foreclosure looming property.

        So, they want the property SOLD. And thats what we commit ourselves to do. Just today a deal was to close, literally today. I get a call from title company, no deal, buyer walked through, cancelled deal because the place got looted. Which is did, ironically enough it was the night before closing, probably an inside job. most people would say to the seller, sorry dude, we did alllll that work, got you approved for the short sale, found a buyer, and you didn't keep it secure and now the deal is dead. Well we stick with the deal, we are going to re-submit it, and get it for even less now due to the damage. Most realtors, LOL, they would have been loooooooooooooooooooooooooong gone, in fact they wouldn't have even gotten an approval on the place, not for a price that would actually sell.

        so there, hows that guys? lol

        HERE is where your tag line / USP will come from.

        Can you think of a succinct way to demonstrate what makes YOU unique, like this?

        Or a succinct way to sum up THEIR frustrations?

          As Hank pointed out, Dominoes crushed it with theirs.

          Can you come up with a gurantee that does away with their biggest frustrations, ideally to do with their bad experiences with other operators in your field?

          I did it for a service business I use to own.

          The bad experience was that their contractors didn't turn up on time and didn't do what they said they would do.

          I guranteed that it would never happen to them and if it did, they get paid $100 by me.

          I kept upping the payout gurantee after I felt confident our performance was up to scratch.

          Went up to $1,000...and the client was the sole judge and juror.

          Not only did I get more clients, they were also better.

          Had the highest retention rate in the industry and had the highest prices too.

          So back to your logo/tagline, what I have described is more than that.

          I bring it up because it gets to the heart of the matter on how you do business,
          rather than what you say.

          Something else to add to the mix.

        This is powerful advice.

        When I had my carpet cleaning company, a lot of people really liked, and felt more confident, because we were the "Indoor Air Quality Specialists."

        Before that, we used "Carpet Care Specialists." And when we were still tweaking the USP, we tried, "Carpet Allergen Specialists."

        All of those said one thing: we SPECIALIZE in those fields. It's all we do, therefore we are smarter than the average bears.

        I think it was Dan Kennedy who said: "People like to deal with successful people."

        Same principle applies.

    Hi all, yes we are very familiar with using the word "specialist", we actually used it last year for a business model I created, then folded called "blue print recovery group", we had people that took our short sales class (they paid 4,000 for the class) and we then "certified " them as a "recovery specialist", it was genious. We gave them all the marketing materials, documents, everything needed. all they had to do was pay for the postage. They were "recovery specialists" meaning they would help people in foreclosure recover their lives. We would do the short sale, spare them from foreclosure, then assist them in moving,or finding a job, we had partnerships with careerbuilder, it was awesome. The problem came with compliance issues and all the pesky, little annoying, think inside their tiny little boxes realtors got their panties in a bunch about it, so I had to shut it down and didn't wan the heat. Only because we were not brokers or agents, and it was a fine line of marketing to homeowners, locating property and then finding a buyer if we weren't agents. So, anyway..I get the "specialist" thing, but man, just like you get tired of seeing

    "WARNING: THIS IS THE MOST IMPORTANT EMAIL YOU WILL EVER GET"

    OR

    "GET THE TOP 6 NINJA MARKETING TECHNIQUES..."

    I am tired of seeing boring, dorky, bland,template websites of realtors that say "short sales specialists!". Drives me nuts! they are NOT short sale specialists, seriously. they are not even close, I know this because again and again and again Ive tried working with sellers that had an agent, and they would kill the deal somehow. Im talking 100% of the time.

    so I have to have something more unique.

    the sellers/clients WANT from their agent or broker :

    communication and updates
    ANSWERS
    and most importantly, THEY WANT TO SELL THEIR HOUSE AND AVOID THE FORECLOSURE SO THEY CAN MOVE ON WITH THEIR LIVES!

          Glad you liked it. We purchased our first home ~2 years ago. It was a short-sale and as buyers we had an interesting experience to say the least. We targeted foreclosures / short-sales in our house-hunt, had a slew of realtors who were absolutely clueless about the process and I'll tell you I absolutely hate dealing with banks.

          If you ever get an answer from a bank on an offer it could be weeks (or in one case months) later. Then if they do accept you're expected to respond within hours .

          While it looks like you're gearing toward the seller-side of the business, it may prove to be worthwhile to start a similar campaign targeting buyers "looking for the deal" like I was a few years ago.

          I would have loved to be in contact with someone who would actually give me an opinion or brainstorm with me a bit. From my experience, 9 out of 10 realtors are as clueless as the home-buyer.

            I wish we would have found you too. Yes, you are correct in your assessment of realtors today that truly know how to take a short sale from inception to closing. There are ALOT of moving parts in a short sale. the intitial intake officer at the bank, then assignment to negotiator, then the BPO analysis dept, then the mortgage insurance company has a say, (if they have MI) 2nd lien holders are a factor, sometimes it gets escalated to further review due to the massive loss they are incurring. It's alot. SO, most realtors just drop out of the race so to speak because they are a) not patient and commited enough to continue following up with the bank, sittingo n hold, sending faxes, emails, etc. b)they do not have knowledge of what documents to use, how to actually negotiate with the bank and use techniques, letters, and other things to get their way. c) they just dont care about their client (even though they say they do) they just literally throw together a contract and a price and fax it in to the "short sales department". lol. well I can tell you that ends up in the trash immediately or to the bottom bottom of the stack. the bank will deal with OUR package because its clear, concise, all documents are included, acct #'s, and some other crafty stratagys we use to get their attention.

            so, yea, we are def commited because quite frankly also, if it goes to foreclosure we feel terrible. only happened once and that was due to seller non communication or participation and a deadline came and went. they didn't care. but we need it to be approved for the price we want it so we can either sell it to our team of investors, hold it and fix it up and resell, rent it out, refi it, whatever we decide as exit strategy. we DO NOT work on commisions like realtors do, so we are more commited to the process and NEED it to close.

      'Short Sales Or Else?'

      Now you just need to have a list
      of consequences for when curiosity
      brings potential customers through
      the door.

      NOW we're talking! this is ALL great conversation and I appreciate the engaging feedback. I can't "guarantee" a short sale approval or sale for a few reasons. the biggest reason is that I can't control the lender/banks decision to accept our offer. Ultimately we can turn the tables to our/sellers favor through various stratagies, letters, and tactics, but at the end of the day, the lender makes that call based on how much of a loss they are willing to take. Also, as a broker we will be held to strict guidelines (which is annoying to me personally) and trust me, there are broke ass "old school" washed up realtors and other brokers out there that spend their days looking to "report" other brokers and realtors to their cute little tattle tale realtor ethics board rather than focusing on growing, evolving, and adapting to the market today which is a glut of pre-foreclosures. So, I have to be sharp and mindful of any "guarantees" we make.

        I just thought of this one, "Stop the worry, Start the process" "stop the worry, start the ....

        we are on to something here with the fact that we solve problems, thats what people ultimately want, at least thats what I remember from my many seminars and trainings in sales. lol.

        Solve someones problems, they will pay you for that.

        I also want to stress relationship, because we really enjoy getting to know these people and their families and the good ole favorite of mine "under promise OVER deliver, not over promise under deliver" It is a great joy for us to close a deal and a) we make money of course and b) the sellers sincerely hug and thank us for getting them out of this deal and avoiding a full blown foreclosure and losing the house to the bank.

        so, we are on to something here and making progress.

    Here's my perspective:

    For me taglines are not about what you think sounds great but what your prospect wants to hear and (this is crucial) - what reaction it creates in them in order to approach you. Get's them to come to you.

    You don't want some to go "Well that's a great tagline"

    For instance (and I'm stepping on my own foot here)

    - Your Best Home Buying Experience

    Now if I heard that I would go... "Wow! That's actually a good slogan...Pretty Unique"

    But i still wouldn't pick up the phone or approach you if you wore a t-shirt with that on.

    But:

    Your Homebuying Matchmaker...even though it's not a in sync with everything you want to convey...you wore a t-shirt of that and people will approach you.

    Or

    Your Best Home Buying Experience (I don't using selling it has a slight negative connotation)and then add the word...GUARANTEED!

    And now I'm suddenly wondering about what you mean by that and makes me curious enough to wonder how you can do that and maybe even call you...I mean who would have the balls to guarantee something like that?

    Anyways, that's what I recommend. looking for what get's the greatest reaction from your clients.

    Lowes slogan is a branding slogan...there to make you think they are clever and create a persona for you to relate to...but it's such a huge company they aren't trying to get a response other than mentally brand versus get you to take action.

    I recommend creating a slogan that induces action and not necessarily what sounds terrific.

    If you really want to test it:

    Put it on a t-shirt and get someone to the mall and see how many people approach.

    Or rent a sign and add the slogan for a call to action and see how high the response is. Testing works even for slogans.

    I have been thinking about your situation, and it seems you have lots of input.

    Unfortunately, we all know regardless of the emotions at work, it all comes down to the money.

    A seller wants top dollar for their property.

    A buyer wants a bargain.

    Yeah, the other things like a fireplace, a pool, acreage, etc. factor in. If they are in default on their mortgage, sure they have some sleepless nights which you can remedy. But Chris, isn't the money ultimately what your clients are looking to you for?

    They are looking for a deal, no matter which side of the transaction they are on, yes?

      Hello Rick, those are good questions and comments, and you are correct. However, during a short sale, or distressed property money is not the factor, at all. In a short sale transaction THE SELLER IS NOT PERMITTED TO RECEIVE ANY PROCEEDS FROM THE SALE. that is a hard and fast rule by the banks. and I stated in BIG BOLD LETTERS on the short sale approval. The main reason people do a short sale is because its the last resort most of the time. TODAY with it being a mainstream buzz word now, people are aware of it more and seek out a short sale initially instead of trying other options. (this by the way is why we are launching hotdamnshortsales so people can know EXACTLY how the process works, their options and also how to do them from either seller side or as a negotiator/entrepreneur/agent/buyer).

      The deals we do here mostly look like this:

      A novice investor bought a property 4 years ago or so, probably approached by another investor promising long term wealth in real estate. remember, the market was on fire, you could buy a property in Chicago(and USA for that matter) and 6 months later, do a cashout refi and take out money. AND to purchase you didn't have to have any money down, you could have a 600 credit score, and/or if you had excellent credit (720+ you didn;t have to disclose your income or assetts!) so EVERRRRRRRRRRRRYONE was buying property/homes/houses. Well this was the beginning of the end obviously. So, now 4-5 years later, they now OWE 300,000+ and the "value" is maybe 150 or less! in our cases we are getting these brick 2 units for 10-15-20k. literally! the banks are writing off 300k in some cases. thats the average.

      So, if the bank is OWED 300k, and they sell to me for 20k, that is a 280k loss. why would they give any of that to the seller. SO, my point is this:

      these sellers just WANT TO AVOID THE FORECLOSURE and get rid of this property. they are tired of dealing with the city code violations that mount on a vacant property, they are tired of court notices, calls from the lenders,etc. So, by us doing the short sale PROPERLY we relieve them of this burden of a property. and if it is their primary residence or family home, yea, it sucks, its much more emotional, thats their dream home, they raised their family there, whatever. but the bottom line is, something happend. they stopped paying for it and now the bank is threatening taking it back. Its cut and dry simple.

      either

      a) bring your mortgage current (late fees,interest,payments, insurance, taxes, etc) this can add up to 10's of thousands of dollars over just a few months, easily. So obviously these people dont have that, they have been spending the mortgage money elsewhere. taking trips, eating out, travel, medical bills,insurance, whatever. they got used to having that "extra" money by not paying mortgage. so coming up with a check for 20 grand is out of the question.

      b) do a refi, get a new loan, lower rate and payment. that wont happen because they are late 3,4,5,10 months behind, and credit is shot. no bank will re-loan to them, no way.

      c) get a "loan mod" , thats urban legend, only a very very small % of people qualify for a loan mod (usally those who have equity in the house, owing less than is owed, then maybe the bank would consider) but mostly it doesn't work, also if it DOES work, its not anything drastic, they may save 50 bucks or something.

      d) sell the house, well they can't sell a house they owe 350k on for 375k, wont work because the market sucks and its only worth say 200k (in nicer neighborhoods, more affluent areas) so the ONLY OPTIONS NOW ARE

      A) DO NOTHING, BANK TAKES BACK HOUSE OR SELLS IT AT AUCTION. FORECLOSURE HAS HAPPENED AND IS FINAL, YOU HAD YOUR HOUSE REPOSSED BY THE BANK, CREDIT RUINED FOREVER.

      B) SELL IT THROUGH A SHORT SALE, FORECLOSURE AVOIDED, CREDIT SPARED THE GIANT NEGATIVE OF FORECLOSURE, "SOLD VIA SHORT SALE" MUCH BETTER, BACK ON YOUR FEET CREDIT WISE WITHIN 2 YEARS. you might have some IRS tax implications with the difference, but that is a big MIGHT, and worth dealing with vs foreclosure.

    Chris, assuming you have a choice, given what you wrote above, which do you prefer: buyers or sellers? Or must you have both?

    The challenge I see, is being lopsided. Unfortunately, all the overall "good feeling" (i.e. "Results. Relationship. Rewards." taglines just aren't compelling enough to me.

      Rick, we want SELLERS SELLERS SELLERS. I have buyers, I need sellers. Ive got buyers banging my door down looking for deals (other investors) so when I get a hot deal and we do the short sale, thats money because I already have my buyer/investor waiting to take over or partner WITH us together on the exit strategy. so we are targeting homeowners in foreclosure, meaning they are 3+ months behind on payments and they have been given lis pendens, meaning foreclosure pending.

      yes, eventually for NON INVESTMENT property short sales (the ones in nicer areas, higher values, etc) we will just get the buyer before doing the short sale, then submit it for approval and close and receive our commisions. as broker, we keep all the commisions and that is what keller and keller will be.

      best. Most on here are not your type of customers and there will
      also be bias.

      If you have the email of 10-15 current customers, ask them.

        Pick a small percentage of your favorite clients and ask them what tagline they like best. Offer an incentive for their vote.

      After reading your posts on what your company does, this is what sticks out in my mind:

      You offer creative solutions, real results and you truly care.

      I know you were looking for something that highlights your ability to create win/win relationships and I think the best way to do that is to simply communicate that you care.

      I'm not a logo designer by any stretch of the imagination but it seems to me your logo can
      help you communicate a message without actually having to say it.

      For example, this family in a house icon seems to be heart shaped, all of which communicates caring about ones home and family. Even when you remove the words
      "Keller Care" from the tagline and the message remains the same.

      Keller Care has a nice ring to it though. Sounds like stellar care, provided only by Kellers.

      I just wanted to put the thought out there that your logo can independently communicate part of your message as well.

    Well it's official, my wife passed her final exam, she's a broker. Now we just have to get the final things done with the license and I can get started on our logo,tagline,website,marketing,all that fun stuff.

    So,, I wrote down alot of these and will compile them over the weekend and early next week post them on here like a top 15 or so, get feedback from you all, and also our clients, fam and friends.

    Hi Keller,

    I have been following this thread for quite a few days. I am not a 'tagline person' and I don't think I can add much to what's already been said. I just dropped in to wish you and your wife continued success. You seem like a real genuine buy ... very unlike real estate people, most of whom are hardened moneysuckers. You care about the customer and I am sure it would show through irrespective of what tagline you choose.

    Of all the Realtors that I know the more they position themselves in the community and part of peoples lives and the more successful they are. They become almost like part of the family. Entire families will use the same Realtor.

    I would suggest branding yourself around the idea of being "kin". You want to be adopted by whole family groups as their unofficial personal Realtor.

    Kin is a "K" word and is short for kinship, kindred etc from a thesaurus entry on relationship.

    A family business that treats you like kin.

    There are tons of variations on this kin theme that can be applied to any marketing activity. It's about the positioning and branding.

      It's funny you say that about real estate agents. I was in that industry and found pretty much all of the numerous agents I worked with to be fantastic people who truly cared about helping others realize their real estate dreams.
