Help tracking leads

Hi guys, Im new here in the forum and trying to find as much quality information as in Brazil i can only find rubbish I.M blogs etc...

Anyway, I was watching this video at source-wave.com and was wondering, Becker keeps saying to find micro niches and build a micro site and rank in 1st then sell leads to companies offering those future clients. But the question is, how to track those people? Optin? If someone is just looking for X service that person wont want to optin so how to get this contact to offer to the companies?
