Estimating Site Value in order to Sell

Hi all,
I have never sold a site before, but want to now. Is there an easy way or resource you could point me to in order to valuate the site?

It is a 2-year-old domain, PR1, has backlinks, but I have only recently monetized it and have not heavily promoted, so will not make revenue claims.

    I believe it's typically for about 10 months revenue? So, if you're pulling in $100/month, you could be able to sell it for $1,000. Of course, there are tons of other factors such as the potential of the website.

    To give you an example, Twitter wasn't making a dime for the longest time, but that site was still worth oodles of cash.

    If your site has no special or unique purpose (i.e. it's just another content site), you may only get around 10 times monthly revenue.

    You can valuate it just for the traffic it gets. It
    would depend on the niche and whether the person
    interested thinks he can monetize it successfully.

    For a website less than one year old I will basically start at a top-line value of it's total revenues to date, then start going down from there based on whether it's unique, easily duplicated, etc.
