Value of site with 246k monthly searches

Hey guys, I'm a newbie with sites and IM and I was thinking about domain flipping and I went on google keywords and found a site (domain) with about 246,000 monthly searches with very low competition. I cant say the domain since I have not purchased it but, what would this value to?

    Can't say. If 246,000 people are searching for "free ebooks" then value is $0. It all depends on the niche and if you can easily monetize it. Also, the url is only a small part - a developed website with traffic is much better.

      okay actually believe it or not your comment helped. I'm pretty sure I can make thi s abig hit. soon...there will be millions of searches monthly for this believe it or not. its not exactly a niche. I wish i could say the domain anyways, thanks for the help.

    Make sure there are ads listed in the search results. This proves that the term has commercial value. Also, stay with .com or .net extensions.
