Recommend WP Theme and Plugins for RE Network Site?

INTERNET MARKETING

Looking to set up a local info/directory/lead gen site for a real estate network group. Prefer to use WP. Any recommendations on a WP theme and plugins to accomplish this with minimal extra programming?

Free, limited membership for group only. Win free listings (like five featured listings a week or month). Will monetize site with a few different streams.
