If you set a reserve price there isn't a chance you will "get ripped off" as you won't be selling it for any lower than what you think is a fair price. Is your real question "how do I determine the value of my site and price it so I am not leaving money on the table"? I don't have the answer for that second question, but usually a site will go for a certain multiple of what the monthly revenue is and depending on the upside of the specific niche the range of that multiple can vary quite a bit.

Describe as many content as possible, upload some screenshot(proof of earning/traffic) and set the bidding price to $1.

Pay the listing fee and done.

Well, I'm new to this game too but my first site I recently flipped was for $400 so I think I could give you some pointers .

Firstly, sell your website with Flippa. With a google title and a bold listing (no extra addons) I got over 1.5K unique views to my listing.

You'll need a good title that attracts people. Take some time to look over others listings; successful ones. Find out what titles work and what don't, then create yourself a great title.

Next you'll need to create your description. Again, take a look at good, popular listings and sellers and find out how they create their description to get the most bids. I followed one person's who was selling a site similar to mine, except I added a few extra information.

Now this is a mistake I made; don't make the same mistake. You need activity in your listing because people want what other people want. The mistake I made was I set the bidding start price at $50 and reserve at $200. What you want to do is start the bidding price at $1 so you get the most bids, which equal to more activity, which means your site will be listed on the front page of "most active" sites.

Those are generally some of the techniques I used to create my listing. After I make about $10K in sales on Flippa and analyse selling websites on Flippa to the point that I know exactly what works and what doesn't, I'll create an informative WSO explaining my whole process I used.

My advice to you is to make sure you are aware of ways buyers can either fail to pay or can "chargeback" funds they have paid you after you've given them control of the site. To be safest, you'll want to use an escrow service.
