How much should I sell my site?

Hi All,

I am stoked right now because I got an email from somebody who wants to buy my site. I am not sure how much to sell it for so I need some opinions here. Please let me know what you think.

Here are some key stats:

Market: Education

Google Ranking
Keyword #1: 2nd spot on Google's first page
Keyword #2: 6th spot on Google's first page
Keyword #4: 20th spot on Google's first page
Keyword #5: Not ranked yet
Keyword #6: 40th spot on Google's first page
Keyword #7: Got lazy on this one and never tried to rank it
Keyword #8: 51rst spot on Google
Keyword #9: 7th spot on Google first page

The keywords get really good traffic too. I have already had people contacting me to join their affiliate programs.

Should I sell? If so how much? Or, should I just monetize it and continue to climb the ranks in Google?

Let me know your thoughts.

    There are several factors that play a role here..

    1) How much traffic does it get daily, monthly?
    2) Does it make any money now?
    3) If it is making money can you upscale it to make more?

    Look on flippa to see what sites like yours is selling for and try to get some ideas.

      If the site is making money, then take the monthly earnings and multiply by 10 or 12. That should give you a good place to start.

    It depends on how much money it currently making and what traffic it gets!

    Then on top of that a figure you WANT to sell it for!

    nah i wouldnt say 10 times.

    3-5 is the average.

    10 times is abit too high.

    but then again, it depends on the demand.

    if only 1 person is asking and u put it as 10 times ur montly income then most probably u wont close that deal.

    u are better off keeping it to urself.

      I don't think 3-5 is average at all, that would be far below it.

      I sold a site recently for 14 times monthly earnings and have read that the average is closer to 10 times the monthly earnings....

      If you have sites for sale at 3-5 their monthly earnings I would be happy to look at buying

    I just had a guy offer me 15 times my monthly income, he said he usually does 10 to 15 times the monthly income, so don't be scared to request that, all they can say is no, and you continue to earn..

    You should be ready to sell it for a minimum of 10 times of monthly income earned from the site.Should not be lower than this.

    I used to flip sites and monthly earnings x 12 was the standard at the time.

    Not sure about these days, but if you are ranking as good as you claim, then obviously there is potential you need to explore before you sell it off.

    Regarding the monthly earning multiplied by x... I think that's all complete BS. Firstly, there are far more factors that come into it. Something, I have heard, that is far more common is to multiply your ANNUAL EARNINGS by 2 or 3, which is in fact higher than 1 month times 10-12.

    Regarding how much your site is worth:

    When it comes to selling websites, there are 4 things I believe that affect the price:

    1. Brand - Is your website domain and name brandable and therefore expandable
    2. Content - Does your website have a lot of unique well written content
    3. Traffic - Does your website get a lot of unique visitors and is the bounce rate low
    4. Revenue - Does it ACTUALLY make any money???

    In that list, number 4 affects the price the most, then 3, then 2, then 1.
